A recent post about removing a BR ( marketing a 2BR as a 1 BR) made me laugh. Removed the yard . Paved the whole thing and the tenant pool got much better.

I've never removed a yard, but I regularly remove trees and shrubs from the yard.

We have all septic systems, so the enemy of tree roots.

I round every corner possible so mowing is easy since grass cutting season is so long down here. --69.80.xx.xxx

can't do that most places here. a certain % of the property cannot be paved, built on, etc.... green space. Not sure if that precedes Pennsylvania's problem with polluting the chesapeake bay or if it's a result. Even new driveways need to be permeable. --98.237.xxx.xx

In my Class C rental world, the best bet is Astro turf. No trees, no bushes, no flower beds.

I've found that unless you're willing to hire a professional gardener, all tenant "improvements" to the yard are usually a disaster. I've had ONE in 16 years that grew some veggies and appears to take care of it. The rest made a mess and we had to spend several hundred $$$ after the fact putting it back the way it was. --108.230.xxx.xx

SID, it's a violation of our lease to "plant in ground." If it's not in (re)moveable pots, it's a violation and tenant will be charged for removing it. My lawn guy is happy to do it and if he knows it's coming out of the tenant's pocket, he isn't quite so inclined to give a deal.

This came about after a hoarding tenant left a $$$$$ mess for us to clean up. Who knew you could hoard outdoor flowers and trees??

We've also purchased a house at auction where the previous owner had so over-planted we had to spend $$$$ to get rid of it. Each bush, tree and flower beautiful on its own, but so crowded and overgrown it was ridiculous.

Also had a tenant plant elevated veggie gardens on a little-used area behind the house. Fine until they moved and next tenant never went outdoors.

So now: NO PLANTING IN GROUND. Period. --50.82.xxx.xxx

Nicole, we can't pave anything these days. Too close to the water. It all has to be permeable and I'm fine with that. But it doesn't have to be bushes and flowers! --50.82.xxx.xxx
