In Hudson NY, laws were passed to disallow landlords who are selling their property to evict the tenants. Good Cause eviction laws are cropping up all over the east side if the state...soon to spread to the west side (upstate) NY. So if the buyer wants to live in it themselves or flip it, they are SOL.

MAP, I agree with you. This stuff is spreading. It seems like the socialists are in competition with each other to see how much damage they can do.

The general public lacks the resolve to do anything about it.

It's like the playground bully. When the bully finds that you won't do anything but talk, they keep taking everything from you and rubbing your face in the dirt and worse. So far, all I'm seeing from the public (except a few) is talk. They keep complaining the bullies are taking their things and freedoms. Talk.

I'm thinking that most of them are paper tigers. Cowards. (Mommy, that bully took my money and made my lip fat.) I'm sick of hearing the phrase "one of these days they're going to go too far" as they keep handing over their money and their freedoms.

Lazy. Paper tigers. Cowards. "Let somebody else do it".

Pathetic.

Look at the school boards. The riots. The lockdowns. The submittal to any would be tyrant demanding you get the jab just to keep your job.

Go back to your holes and lick your wounds. Be grateful to the bullies, the tyrants and your masters that they don't round you and your kids up and send you to a gulag. Hide and shiver at the sound of boots approaching. Give up everything your ancestors fought and died to give you. Take what the tyrants decide to leave you and kiss their feet for allowing you to serve them.Those that do this, especially those who talk and then do nothing are beneath contempt. They deserve the lash.

They say slavery is dead. I think it just has a new name. "Cooperation. Go along to get along. Do what you're told or suffer the penalties". I think slaves are slaves because they decided to cooperate rather than just say no and rid themselves of tyrants. Giving it a different name doesn't change the reality. Others tell you what you may do, where you may go, how much of what you earn by your own effort you may keep.

The first time you take a step back, the first time you put up with it, the first time you think "it's not that bad" is the moment you surrender to those who would make you their slave.

That's it--keep talking. Give me another "one of these days they'll push us too far" statements. Shake in fear and wet yourself in your hole. Lick their boots. Keep saying "It's not that bad". --75.7.xx.xx

I have some family members who are Dem politicians. On Thanksgiving day, one of them said that everyone should be made to get the jab. We had a friendly debate about that for a short time. In that conversation he later mentioned that he was going to tell his doctor to take him off of a certain medication as he had side effects from it. He said he was just going to tell him that "I am not taking this med anymore". I said, "Okay, lets use that as a good example. What if your doctor and the government said that you are going to take it whether you like it or not?". Of course, I got the typical response, "Well, that's different!" "No, it's not." Problem is, you might as well be talking to the wall. Talking doesn't work. You have to just keep doing your thing your way the whole way through. In this case, refuse the jab. As far as the eviction ban is concerned, you have to ask yourself who the he// are these people to tell you what to do with your property when you sell it? Honoring an active lease is one thing. O.K. So list the property/home for sale and sell it.

If I read this correctly the law is forbidding you from evicting the tenants if you plan to sell. It does not state you cannot sell it with the tenants in place.

So put it up for sale. Let the realtor know there are tenants in place.

Let the Realtor deal with it and the new owners deal with it.

I believe the new owners can file "For possession" and force the tenants out.

I would talk to a Realtor. Find one willing to deal with this scenario.

Ken, sure, it's easy to say....but what is the alternative? Sit tight and wait for them to come loot you? The saying is always easy: the doing is always hard. No need to dwell on those well-known, often attested facts of life. But the question remains, "Now what?"

There are ways to redeploy your capital elsewhere without moving. I'm sure you read my post carefully...that's what I advocate. Sell you stuff in a bad area: move the proceeds elsewhere to good areas. People do it all the time. I'm not a fan of long-distance land lording as mentioned many times here, but there are way to make it happen that eliminate some, if not all of the risks.

Right now, I have no idea what your portfolio is worth, but since you're in New York I'm going to guess at least $1 Million, probably significantly more. If the location you're invested in has laws that eat away only a modest 10% of your opportunity each year, that's the same as paying someone $100,000 to manage far away properties on your behalf plus take 3-4 trips annually to put eyes on site. Could you find a quality manager and 3-4 sets of plane ticket per year for $100K? I know I could and would. Or if not then I'd cash out of residential which appears to be the most highly regulated and invest in something else, like commercial real estate.

There are options. Sitting still while the Govt does it's evil on you is not a requirement. As the old saying goes, the only thing evil men need to do to triumph is count on good men to do nothing.

to PB in MI, if you are renting a SFH and the new owner wants to be an owner-occupant, no way are they going to take on evicting after the sale.

the laws are obviously proposed by leftists who have never owned rental property in their life, possibly not even their own home.
