Have any of you advertised on Apartments.com and used their application and screening service?

If so, any reviews on your experience, pros and cons with using them. I have trouble delegating this task; I have trust issues.

I just recently rented a room to someone who got scammed on apartments.com. I’m not saying that they are all like that but he sent $60 for an application fee and nothing ever became of it. --68.191.xx.xxx

I have advertised on apartments before and I'd rank it a distant second to zillow in my marktet. It's free so no issue there. I did not opt to use their application or screening service.

The one I did not like was zumper. They cross market your ad on facebook market place an I was getting a lot of leads but not useful ones. Just more work for me.

Last time I just used zillow for $10 a week and had it rented within 2 weeks. I do not use zillow's application or screening service either. --71.208.xxx.xx

Hey Jo (CT) Wow; wonder how they were scammed. The application fee on Apt.com is $29.

Bonanza (NC) When was your last ad on Zillow? I had different results, but my ad was before COVID; I may try zillow again.

Just put an ad up on Apt.com and seeing if I get the same success I got last summer...rented in 2 weeks, first time ever used.

Tenants always feel they have been scammed out of their application fee when they are rejected for their felonies, lack of income, and 500 credit score.

I'm not inclined to let my applicants evaluate other landlords for me.

The only way to evaluate advertising is to try it and see what sort of response you get from it. The place to advertise is going to vary from location to location. --76.178.xxx.xxx

I use Rentlinx. For a monthly fee, it lists on many sites- including Zillow, Zumper, Hotpads and Apartments.com. I do not use any other application other than my own . Whenever I have “ tested” the application feature on any of those sites it has been a disaster. In the first week I’ll usually get about 200 inquiries. About 20 of them will fill out some portion of the sites application and most will assume that means that I am obligated to either approve them or tell them why they were not approved. At least one will be quite hostile and 2 or 3 will call relentlessly to find out when their move in date is. Not once have a found a qualified applicant like that. I preapprove before I even give out the address.

About 2 weeks ago. About 60 total responses, about 12 viewed the property and 4 applications completed all in 10 days at which point an application was approved and the ad shut down. --65.188.xxx.xxx

I'll take Oregon Woodsmoke's excellent observation 1 step further. An applicant's criticism of other landlords should be documented as a big red flag. This is a fairly reliable sign of an uncooperative future PITA tenant.

I used Apartmentsdotcom several years ago for a SFH. I think I got maybe 1 useless response. Haven't used it since. It might be better now. --107.141.xx.xxx
