I have land that was subdivided. One lot has a new house we put on it and has recently gone under contract for sale. The buyer would like to purchase the adjoining building lot. Realtor says there may be a benefit to selling separately rather than as one deal, but my Accountant is gone until Monday. Thoughts?

I agree with Steve.

And they will only have one closing with one closing fee.

Why make it more difficult for them, as long as you are getting the price you want.

Usually, it's worth more to the buyer of the house to own the adjacent parcel, so they won't have a neighbor breathing down their throat! However, when buying both parcels, they will want a discount instead.

My neighbor next to a rental of mine purchased their duplex next to me and the vacant parcel on the other side. They said to the seller that they wanted the "land" next to his duplex to garden and have "space". Not more than a month later they sold the vacant parcel for twice what they paid, making it a business deal to make money and not garden.

So never believe someone, instead get a Brokers Price Opinion on the value of them both together and then separate. --47.155.xx.xxx

since you subdivided there should be two sale contracts, two closings and two sets of attendant costs like title and deed recordings. the escrows can be at the same desk but they are necessarily separate. the value is what the parties agree on. robert and Pmh make a good point...adjacent property is a little more valuable to the adjoiner for obvious reasons. since you are doing this as a double-up chubby you can probably get some love from the closing agent. same with the broker commissions. --75.80.xx.xx
