Not asking a question, just making an observation. Just for the H of it, I posted our house on FB Marketplace and didn't freak out over the replies. Just let them keep rolling in. We went to family dinner & when I came back about 2 hours later, I counted at least 41! How in the world can you even begin to filter out that many "Is it available?" You can't. I didn't even reply to the non-names. That being said, I did reply to a few and have a couple of good possibilities.

I think the age and location of this house, along with the iron water (since one of you doesn't like the term "hard"), Zillow, etc., is out of the question. I went online & did the first step, putting in the address and getting a rent estimate: $1,200.+ which is absolutely laughable.

I will probably try Zillow in the near future for a different property but not this one. Like I said, I put 650. & got 41 inquiries, (FB) but they haven't seen the rough foundation block work, or felt the uneven, slightly out of level floors. Things that would be expensive and difficult to change. We've made some big improvements, windows, roof, heat pump. But we do need to upgrade kitchen, and paint the outside before it will really be desirable. Maybe next year, if I can get them all rented. --71.219.xxx.xxx

Easy peasy. If you make a business page you can configure auto replies. In my auto reply, I send them a form to fill out. 99% of people are dq’d (automatically) based on their form responses. The 1% left get showings. --172.56.x.xxx

FB Marketplace will typically provide a ton of responses; mainly by those hitting the "Is it available" response. It's been my experience that many do not read the ad initially; just respond. I can tell because the ad will list all the requirements regarding income, credit, etc. first then the rent and security deposit and finally a description of the property. Inevitable questions include "is that a security deposit?" "What's the rent? and so on. Most of these end up in a facebook trash bin; even more fade by the wayside when I reply asking if they have reviewed these requirements.

One benefit of these responses is that you can then check out the folks on their facebook site. Holy smoke! What people post! Instant decline as tenant material.

Sisco, ad didn't need work. Had photo of house with 2 huge azaleas in full bloom, photo of kitchen, bath, and dining room. I only left it up 2 hours. They went crazy over the price. Rare to get a house for this amount, most people are charging that to share a room. Just trying to get it rented for winter, and hoping to change the lease end time.

Sounds like you should raise the rent.You can make the lease end anytime you want,it doesnt have to be 12 months,it could be a 7 month or 16 month lease as examples --72.231.xxx.xxx

Feedback. Enter into a 14 month lease. That will shift your move out date if they fulfill their lease. Also agree with above... Raise the rent. You may be leaving money in the table..zillow has proven that for you and the different will rent the place. Even $50 more you'll get the response you are getting. My guess it they as asking"is it available" cause they can't believe it's true ! Also note stop taking about the negative, your renters don't care about the floors not level or the foundation. They want cheap rent and will put up with oddities to get it cause then they have more money to spend else where. And note this, they don't drink water! And when they do it's fancy bottled water. Also note I have a little cottage county house, with similar flooring and issues. It stays rented and for good money. I've always wanted to fix the unlevel flooring but no one seems to care other than me! Heck the bathroom floor tile is cracked from settling and I just put grout in the cracks. One wall isn't even touching the floor, it's hanging only from the ceiling. This is due to concrete foundation settling. I have added taller baseboard (which doesn't match the rest of the house) and I have moved it down twice to hide the gap... Lol. The closets are odd too. There is about a 16 inch step up to get to them, no doors just curtains and they were bumped out as an add on before I go the house. It almost makes the closest useless! However there are some other charming aspects... Like cheap rent compared to other 2 bedrooms in the area. It still think it's slot of money to pay considering! But renters love this kind of house. Stop thinking about the negative and just don't point it out. Just go about your showing as it's normal. Point out the good. --172.58.xxx.xxx

If rooms in your area are going for the same amount you are asking for a house then this is a clear indication that your rent is too low.

People will jump at the chance for a property at $650. The problem is you wouldn't want 95 percent of the folks asking about it.

Evaluate what the other houses in your area with the same number of bedrooms/bathrooms and going for and price accordingly.

If Zillow has the market value at $1200, it will look like a STEAL if you advertise for $800. Test the waters on Zillow and see what happens.

Also fully agree with extending the lease. I have mine automatically extend out until March 1st when they start in winter. --172.56.x.xxx

We could rent it, but everyone has multiple pets, and almost no non-smokers. I'm holding out for someone that doesn't have evictions, or possession/DUI's on their record.

Beginning to think it's impossible to find.

The ones that I want don't want me! One lady that looked (the one that wasted my time & talked about wanting the house in the next county) said that she had been paying 800.00 for an upstairs apartment in our county. They went up to 900. & she got out.

The young couple with a baby, he has worked for our local prison for 2 years, but they wanted me to come down 50.00. My DH still thinks I made a mistake on that one. I don't. That was the same day I discovered the fleas! --71.219.xxx.xxx

One of my adult kids has a rental with:

Odd, shallow closets without doors

No insulation between the bedroom wall and the living room of the people who rent the rest of the house

Dicey septic system in the rainy season

Occasional mice in the walls (cat keeps them out of the living space)

Why does she stay? Mostly the low rent and what IS there - plenty of parking, outdoor area to store a kayak and a bike, places to garden, and unusual for a 1 BR apartment - a bonus room that has been a home office since March of 2020 PLUS a generously sized kitchen.

Not everyone cares about perfection!

Pat,I only had good luck with Facebook for two seasons. After that, especially this year, tons of inquiries...over 150, one good candidate...but not my usual good candidate. So not using them. As soon as I switched, I had many less interested, but most were qualified candidates, than the other way around. --75.11.xx.xx
