Who has encountered realtors bringing us prospective tenants with an initial song and dance that seems promising as presented by the tenants realtor and then completely falls apart OR IS OUTRIGHT INTENTIONAL BS when we start checking ??? --67.49.xx.x |

#1 issue, realtors try to pawn off an applicant with a 2 year lease, wanting their fee's up front. Then later the tenant breaks the lease during the first year so we have to pay another commission to fill the void.
When a realtor brings me an applicant who wants a longer lease, I only pay the realtor 1 months commission up front and then again after the tenant has stayed past the 13th month. --47.155.xx.xxx |

Well, I can relate a story to this! I was managing two rental houses for a charity maybe 10 years ago. I wanted to keep an arms length distance from the situation so I had realtors handle the applicants. I gave the realtors the basic idea what we were looking for in an applicant. It lasted three tenancies. Every single person that the realtor brought through was evicted and trashed the units. They got their commission though, but the people they put in these units were absolute deadbeats.

The last time had a vacancy we relented and allowed 2 agents to bring susp...prospects.
As sbove we outlined our requirements with the agents.
Despite that they brought the worst we had seen.
With our current offering I told the 2 agents thst 'their client' would pay 'their fee". Agents were stunned

I bought a vacant house listed on the MLS and the agent sent a single guy that wanted to rent the house from me. He lived there for 5 years and paid for the house 2.5 times.
He ended up buying his own house and I sold the house that he was living in the same month he moved into his new home. Screen them the same as you would any tenant. --173.47.xxx.xxx |

Ny wife and I are both realtors, but first we were (and still are landlords).
Ken (NY) has it absolutely correct. Realtors have absolutely no clue unless about rentals they are also landlords.

Before becoming a Realtor I once tried to train the realtor I was working with how to only bring me props that had a positive cash flow. I got a lot of head nodding but she still had no clue.

Talk about cahoots...when my mom took over properties after my uncle died, she had no clue how to pick tenants. I got two good ones for her long distance. Then her handyman, who I didn't trust, brought someonebyim by. She was older and swayed. I convinced her to let me check him out. So at the time I enter his name on google and up pops a huge sexual predator picture of him. I told my mom absolutely NO and why. I just took over management of two rooming houses that were being "managed" by a realtor.
I take that back. I'm not a property manager, because you have to be a broker to do that, which means you have to be a realtor first with X sales/year under your belt. Which makes you a good property manager?? I'm a CONSULTANT.
Anyway, the realtor/manager had four of seven rooms filled. Two of the four weren't paying, and he hadn't even filed evictions on them. The owner had another rooming house that was completely empty that he didn't want filled until the first one was filled.
The realtor was making 10% on gross rents, but clearly that wasn't enough to motivate him to do a good job! --174.96.xx.xxx |
