What are your other qualifiers besides income? I am looking for a respectful tenant who will take care of my property and be considerate of other tenants and neighbors at the property. What does your background check find in this regard? You canít apply a criteria that you donít apply to other applicants, but there are other criteria. (All of my rentals are directly across from a playground, so I could add no sex offenders to my criteria as they legally cannot reside there because of the playground.) --76.179.xxx.xx

I'm not aware of any legal requirement, but I don't live in Chicago either.

Let me put it this way: it shouldn't be a concern regardless, but for one caveat. If a person is a bad tenant, there are dozens of reasons that have nothing to do with their Sec 8 voucher for you to legally reject them. If a person is a good tenant, then the voucher is just changing the party from whom you receive payment in whole or in part. No reason to reject them for that.

Here's the caveat: if you prefer (as I do) to have someone who is garnisheable/collectible in case there are damages done, obviously you shouldn't be participating in Section 8. By definition, these people are poor and won't have the money to cover any damages which can quickly use up the deposit and more. The Sec 8 office will not assist you in collecting on any damages: at best you might be able to get them kicked off the program, but that doesn't help you. --108.230.xxx.xx

some of my best residents are section 8. There are good ones and bad ones, just like all others. I would not hesitate to show and consider. In my area they are paying well, market rents, and I still screen and have some requirements and standards. For example I require them to have $1000 month income. Another requirement could be on the job for a year. Note that these are the same requirement for market rent residents, however their income would need to be more to cover the rent in full. Alot depends on your area if you are required, in Chicago I wouldn't be surprised to find out that you are required but each area maybe different. Hope someone comes along with information on your specific area. maybe you want to narrow that down by posting a more exact location. --172.58.xx.xxx
