I find that whenever I start telling people why I am not going to accept them as tenants, it ALWAYS goes badly. So I avoid doing that whenever possible.
There is a young woman that has been in a domestic abuse situation that has been working a state job for only 5 months. A solid one month of that she has been emailing me every day trying to convince me to change my mind. I want to actually come clean with her & tell her:
1: You have association with a known dope dealer/ex con in the neighborhood.
2: You told me up front social services would be paying the deposit (no incentive there to want to get it back like with your own money)
3: She's got a court case pending with known excon concerning him supposedly stealing a car from her she paid for but he "owns" now somehow. So I'm not even sure how she's getting to work?
You get the gist of it, even has her brother calling me about it!
I've reworked the ad, stressing you have to be on your job for a year to qualify, just to get her off my back. Has not worked.
What is it about desperate people that don't get that I am not interested in "desperate" people for tenants?
She even has a possession of pot on her record, not a conviction so I can't even go there. --71.219.xxx.xxx |

I realize that the price range of our rentals draws out a lot of the "drama laden".
The posting was more about the fact that some people don't seem to take NO for an answer and evidently whining has worked with/for them up to now.

I do what Sisco does, except I say 4-6 weeks for a response. No one ever sends the letter.
I think the problem here is you think you owe them a response to every communication attempt. You do not. Send her a "not approved" notice, then block her email and block her phone.
Do I worry about passed off people damaging my property? Nope. 16 years in the biz, over 200 apps rejected. Zero damages. If your worry about pissed off tenants causes you paralyzing anxiety, this probably isn't the right business to be in.

I have blocked a bunch of people who have tried that sort of stuff with me. Last rental I had available I had one woman who kept sending me sob stories about her suffering, her being thrown out in the "cold" (this was in May and we were already running air), how she would be the best tenant I ever had, blah, blah, blah. After the third time when the begging increased I just told her the property had been rented and then blocked her. I worked in the medical field for 30 years but I sure wasn't a social worker and quite honestly, I don't give much of a care for the pickles some applicants get themselves into. --73.108.xxx.xxx |

I calmly responded that my ad stated no evictions need apply. There was evidence of an unlawful detainer this year in Waynesboro on this person. Or was I mistaken?
So far, I have not heard back from the social worker, so maybe she was unaware.
It's just been awfully hard dealing with 7 turnovers this year. Yes, I know I'm too old for this and yes, I know I should be doing better after all of these years. I mopped one floor in a singlewide today, but it is one clean floor that wasn't clean yesterday.

No because the chance of someone actually doing that just because I didn't rent to them is extremely low. I did have someone threaten to do that once but it was just hot air.
Respectfully, you seem to be coming from a very fear-based place with this and you are are letting these people waste your time with over-engaging with them. Find a way to take control again. Probably with better pre-screening. This applicant is someone who should have been weeded out in pre-screening on email and never given a showing because she's grossly unqualified. Game over. I'm using the "all calls go to voicemail" learned fro many in this group which has saved my sanity. Stopped replying to any who don't follow my ad instructions to leave their full name (so I can check court records). Those that do follow instructions but don't pass the courts records test do not even get a call back. In the old days I was more polite and returned all calls...but NO MORE. I wanted to chime in. I too see more desperate types. Rents are climbing and it is harder for these folks to find homes.
I believe the tenant pool has worsened over the last decade. People are getting weaker and more foolish with money. This is probably what you are noticing as well.

Note to self: When buying new vinyl, pick smooth. Some slobs never scrub, dirt builds up!
We put a For Rent sign pointer on the side of US 15, a little over a city block from our house, pointing the way. Disadvantage of a dead-end road, limited traffic, maybe this will help. The local newspaper is 35 miles away, nobody local reads it.

Pat, you should overhaul your advertising systems. A bandit sign out near the highway and a CL ad are the worst methods I can think of to get well qualified inquiries.
If you won't, or can't learn to build and maintain a website, post youth be videos, post ads to z ill ow, zu per, FB mark et place, then hire it out. Get excellent quality pictures, write excellent quality ads.

I'm with Sisco on this one: the days of "For Rent" signs in the yard are past. The best candidates go to places like Zillow and other online places that aren't free like Craigslist. I stopped using CL years ago: too many scammers and time-wasters.
$19.99 gets you 90 days (3 months) of ads on Zillow. Soooooo much better than a tattered, faded "For Rent" sign the neighborhood kids will steal or throw rocks at. Haven't used one in over a decade.
$50 a month difference on the rent is concerning. Definitely going to be a problem if someone does any damaged or gets behind. If that amount changes their world, I'm not interested. First un-scheduled car repair or sick day and you'll get excuses instead of rent. --108.230.xxx.xx |

It might be an opening to the 3 bedroom singlewide we are finishing up tomorrow, and the 3 bedroom singlewide that tenants are moving out of (they bought). I have a deposit on the 4 bedroom doublewide with the new 4,000.00 driveway (tenant caused dispute with neighbor, can no longer use shared drive). tread carefully...you never have to explain what you said if you don't say it. find any ONE of many likely reasons she does not qualify and rely on that. read and live by Don {PA}'s advisories...DO NOT go into suspicions, conjecture, what-ifs...fair housing laws change frequently, state laws about DV are fluid. take the application, process it and issue a WQRITTEN turndown using nebulous language and a reference to her credit report which she can access through the proper channels. this presumes you did pull a report.
as far as craigslist goes...it works great for me. i make the tenants jump through hoops on their first contact and use that as my "audition". tell them to include their full name, names and ages of ALL proposed tenants, real email, a phone number and any other info you want...ignore those that cannot read and comply...this is their audition after all --75.80.xx.xx |

Due to the large number of applicants I tell everyone I will contact you if I need your credit check fee. If I do get contacted my standard reply is I selected someone more qualified.
