I have a flat roof on my 7 unit apartment building and two apartments have access over the roof. It's not a huge roof and is completely accessible. After getting ridiculous roofing quotes, I had my handyman apply peel and stick roofing to one section of the roof that was leaking. I was surprised how durable the stuff looks. I'm thinking about just covering the entire roof with the stuff. I need something that can be walked on. This stuff looks as durable as torch down. I was thinking about coating the existing roof with gacoflex, but I may be able to get by with the peel and stick and just coat further down the road if needed. Thoughts? --70.158.xxx.xx

Best option is to install a single ply membrane which involves removing everything down to the deck then installing two insulation solid board insulation then installing the membrane over. Four ply asphalt is very labour intensive along with depends on stone layer which prevents the tar from over heating. Each single ply membrane is joined by heating system where the entire membrane is one piece. There are still buildings install a four ply tar membrane with stone layer. The problem under severe weather is stone blows off exposing the tar paper then under hot days the tar paper rapidly deteriorates. View some videos on different types of roof material for flat roofs. Did you use an asphalt type like Liberty or one of the synthetic rubberized ones like MFM Peel & Seal? If you apply these to a smooth flat surface with at least 1/12 slope, it could work OK. Make sure you follow the directions especially for any areas they say to use a primer & the installation temperature range.

None of these are made to walked over on a regular basis. If you need to regularly walk on it, you should consider installing some walk pads.

One disadvantage of using these to just patch an existing low slope roof is you can't upgrade the insulation. Whereas with an EDPM roof you can add a layer of insulation board.

Replacing a roof is costly where it is best to stay with commercial products that are going to last a long time then buy cheap materials that do not last. In town here every roofer will try to sell you on installing shingles which have lowest life expectancy as steel will outlast shingles. Since installing a steel roof on the house in 2005 the house next door has gone through three shingle roofs. Upgrading insulation is good option when replacing a roof. The apartment buildings had steel installed as well where those roofs are still there. Ever go by a commercial building then look at the type roof installed. If a twenty year or thirty year time line is taken then what will the cost be. If ever sell building then having a good roof is important where that is reflected in the price. --99.236.xxx.xxx

With my flat roofs, I will prefer a torch down replacement. Second hot mop replacement. For maintenance purposes I will coat a newer roof to reflect the "heat", making the roofing goods last longer.

But once a roof starts leaking, I will play all sorts of games to prevent and prolong replacing the roof, so long as a failure won't be too costly.

We used the Liberty asphalt peel and stick that they sell at home Depot. My handyman said that they were at least five other roofs over the area we repaired with it. I still need to deal with the other area that the tenants will walk on. Now I'm thinking I should coat it with Gacoflex and just use walk pads. Gacoflex also has a paint on walk pad as well. Have any of you used this product? From what I understand, torch down is very durable and can withstand being walked on. Is that true? --209.122.xx.xxx
