On the biggest PITA that I have ever rented to over 30 years and dozens of tenants (I have never done a negative,

But they have refused to pay foe over a year while buying many expensive items,.Suv, huge TV' s expensive furniture etc,

They make a very good income but somehow convinced the RAFT people to pay over 30,000 dollars (of your tax money.,..Now they are telling the neighbors that they are all paid up. Like they paid it out of their own pocket.

Question,..can I ding their credit since they didn't pay any of it,..or the fact that it was paid for by welfare stop me from doing that.

They are also telling neighbors that they have no intention of leaving ( we have an eviction of started because of numerous problems, illegal pets, unauthorized alterations of the unit , and several other things.

They are saying that because we have not fixed VERY minor thing they won't leave, (They won't allow us to go in)

They think that removing them would prove retaliation for this,

If welfare paid, it is unlikely that you can ding their credit for non-payment. You may be able to report them for having payments over 30 days, depending upon the reporting service you use. If they attempt to buy a house within a year, having payments late over 30 days is not a good thing.

If they leave owing you money for other things, you can report the amount due on the credit report. oldebt dot com allows you to do so. This reporting should show on their credit report. You do not need a judgment.

You can also use the service listed on this site to both report any debt and will do collections for you. I don't know if you need a judgment for that.

Judgments are no longer shown on credit reports automatically. If you get a judgment, you also need to report it separately to get it to show on the credit report.

I was told a story just yesterday about what some LL are doing about tenants who don't pay.

They get a male friend to move into the unit. It is called squatting and a squatter has rights of possession.

Apparently they wait for the tenant to go to work.

The doorknob is removed and a new one installed. The squatter puts large items on the curb. Sometimes a dead bolt is installed. Closes all the curtains/blinds etc. and stays there. When the tenant returns the door is not answered but the male friend informs the tenant he is the new squatter. If the tenant contacts the LL he knows nothing about it and tells the tenant to call the police or to take the squatter to court. The squatter does not need to disclose his name or answer the door. The cops can do nothing as the squatter has the right of possession.

I want to go back and talk to the person who told me this yesterday. There are some questions I would like answered as he said he was the squatter in question helping his LL buddy get his rental back. He had another customer come in as I was the only customer so he talked freely until we were not alone.

The service offered thru this site is And as mentioned above, you can use that service to both report any debt whether it is any remaining rent owed or any other debt from unpaid fees, damages or other charges beyond rent. You do not need to have a judgment to report the judgment.

Consider contacting a landlords association where get some legal advise. Minor repairs if they do not allow you in then they are refusing minor repairs. A rental unit must be kept to minimum standards which means the roof does not leak, plumbing and electrical must work. No unpainted plaster or drywall, no lose or missing floor tiles, smoke alarms must work along with heating, hot water system must work. Unless they have called building inspector then there are no serious building code or fire code violations where the eviction will go through. Best to text them then if they refusing entry they are not cooperating where photo all the texts so when it comes up to the hearing they are not allowing repairs. Text where at time is set up then ask when minor repairs can be done. Suppose they remove receptacle cover where bring some so can change immediately. The last thing is to report credit now where after the eviction then report eviction along rent owed. If they work then take them to small claims court for rent arrears, cleaning and damages all rolled into one judgement. The landlords associations can be found by google or other search engine. Most jurisdictions evictions are taking place where some think the free for all is a never ending story. Once they are out then they are going to find a difficult time to find another rental unit once the rent arrears are reported where as soon a credit check is done that address comes up. In future always thorough credit checks on all adult applicants where the one out of three problem tenants have to keep looking.

One time had a eviction drag out for a year where they defaulted on payment plan where they claimed they were being harassed for rent where they put a stay on sheriffs order where had everything on text where took photos of every text where there was one message about rent then at the hearing they claimed they were being harassed for rent. Finally evicted where they never showed at court to go before a judge as the sheriff order was served then they were out. The norm for province of Ontario is credit score of seven hundred and above or you keep looking. Some applicants claimed discrimination where told they reapply once they fix the negative reports which means paying off thousands in arrears and judgements which never happens. It does not matter if they work or not a low score in the four hundreds usually means a unstable tenancy. Unpaid utilities and unpaid rent go hand in hand together. Finally a landlords association is the best way to run rental units. The cost of membership is small compared to rent arrears along with completely trashed out rental units. Had many applicants complain about the credit check process where told them evictions are avoided.

landlord Boot Camp does cost you some money....but I am rather sure that amount is a great deal less than what you have lost by not going to training.

Please call Jeffery's office and start saving you money.

When I hear that you are keeping tenants for that long, you are doing some stuff right. But if they are not paying - especially that need to training the tenants. That requires you to get trained up.
