Do any of you get a foto ID sent to before scheduling a viewing?

Thanks. We are using Zillow and yard sign. From Zillow I have gotten 3 emails each requesting a viewing.

Sinnce I want to tslk to them first I emsil thru Z and tell them to call the # in the ad.

So far.....crickets.

Zillow recently added a button to click for a showing. Looky Lous just click it with no intention of renting. VERY annoying.

We copy/paste our standard reply about completed OUR application before ahowing.

Reminder: We have not shown a vacant home over the last 1,000 leases. App, screen, THEN lockbox. Only one or two get the code.

In most markets SHOWING an be a waste of time.

Our as has tons of photos and a video walk thru so they het a good idea of the home.

NE said what I have been saying for years - they don't want to talk to a "landlord". They want to shop by tapping their phone.

If you are nervous about theft, etc when giving the lockbox code to a stranger I always go back in my mind to all those showings where I was alone in a house with someone we later discovered were violent criminals IF they filled out an app.

Plus all the showings to deadbeats who were obviously not approve-able.

Consider giving a neighbor $10 each time to unlock and relock the house for you. I would only be sending 1 or 2 showings per vacancy.

When Son20,000 was moving and looking for an apt he looked and applied online. If it was not online he did not see it.

When they submit an application I get a photo ID, 2 months bank statements, 2 pay period’s information and if self employed 2 years tax returns.

I have not - not until the full application.

However, I think it is a smart idea going forward - to get it with the pre-qualification form before a showing.
