Electrician had a morning of it today. In a vacant house, we had no heat due to an electrical issue. Voltage on each lug was 120V. The voltage coming out of a single pole breaker though 240. Somehow we thought there was a back feed somewhere. Other circuits were getting 70V and others 170V.
Well just about the time the electrician said maybe it is main panel, i called the power company. Looks like the Neutral wire had snapped at the next pole. Power company should just about be done. Gotta wonder what systems got cooked. - but this sorta stuff happens.

We had the same thing happen on Sunday afternoon at one of our rentals. Tenant was sleeping (he works night); wife and daughters were up and the dishwasher was on and suddenly started smoking. Wife and daughters handled it well...they woke dad up and then ran screaming from the house.
Dad had the good sense to throw the main breaker, call us and send the wife and daughters to the mall since they were worthless.
We came over, and noticed that some lights were dimming and brightening. Called the Power Company who sent the on call person over fairly quickly. They diagnosed the problem. Likely a squirrel had given their all chewing on the neutral and was now fried in heaven. Neutral replaced; all is well except the dishwasher, range and even the washer all had to be replaced.

No fun when these things happen. Out of the ordinary stuff. That's why I have many wire tracers using inductive pick up up to 60 feet away (sensitivity adjustments). I've had professionals put more than 2 hots at opposite polls to one neutral. Then when the neutral has to provide more than 20 amps for a short amount of time off of several hots, it blows and no one can figure it out. After disconnection everything and including light bulbs, I'm able to trace the shorted neutral.. --47.155.xx.xxx |

I raised some of my prices after consulting with this group.
I also went to three laundry mats in the neighbor hood to compare prices. I raised my wash to $1.75 and my dryer to $0.75 for 22 minutes. Tenants will sometimes add money for more time. --47.155.xx.xxx |

We had a tenant say she thought there was an electrical problem in the front porch light in the ceiling. (old house built in the 40's) Our handyman went by & she handed him a bulb to try it, & it didn't come on, so he said he'd go by when he had more time to see if he could figure it out.
They've moved and we were down cleaning & DH tried a bulb in it and guess what??? LOL It worked and IDT there is anything wrong with it.
She hollered "wolf" quite a few times. Didn't tell us stuff she should have, like a leaking drain under sink! --71.219.xxx.xxx |

Well worth it to have a reliable electrical contractor check out your system grounding AND install both a whole house surge arrestor AND a surge capacitor on the service panel. Those will lock out or capture any overvoltage or current (amp) surges and protect the motors and electronic components in the building. Easily installed in an empty knockout in the panel and usually only a few hundred bucks for both. Less than replacing one dishwasher or TV. (I'd been a licensed electrician since 1981 and was BOCA inspector since '87 before retiring.)
