Feeling creative and resourceful today.
I don't have wheels to serve a notice, and clever souls sometimes don't answer the postman's report.
What would result if a notice were served 2.5 months in advanced with the advisory if the rent wasn't paid in between, LL would void that notice and serve another notice immediately valid for 30 days.
I bet I'm not he first befuddling NASA biz, cubs.

A judge is a magistrate well known to landlords almost on a first name basis, cub. LL's with large portfolios of property are MVP's at the county courthouse, frankly.
We retain flexibility here; not slaves to convention. A lease or notice may be disregarded, voided, at the ll's discretion of course depending upon the requirement of the moment. Just because I serve notice doesn't compel me to take the tenant to court, ex. Thank you. --174.108.xx.xxx |

You can't really serve a pay or quite until the rent is actually late.
We all put it in out lease: pay the rent or out you go, but the courts don't accept that as proper notice.

It's month to month and NC is a no fault state. We are not required to garrison nobody and ppl can be terminated for reasons of urgency of the LL. Co habitation is not acceptable and it's a very cruel moment here in this state forcing unmarrieds to all manner of desperation. Also I do not approve of any more pit bulls since the sheriff's son shot two previously. LISTEN YOU I am making end of life decisions and the personal drama of any tenant comes second to my concerns, get over it. Period. Full stop.
