#1 Woman with her own business, barely makes enough to qualify but does make enough, and nice enough, she'd fit. However the tons of tats and all the pursed lips selfies on FB are kind of off-putting. She is better in person though.

#2 CLEARLY autistic man (36 or so) with good job, local parents, recommended by his boss who was very candid with me. He's a nice kid, can't meet your eyes and socially awkward but hey, he works 7 days a week and his boss says he is "OCD" about neatness and where things are put and kept on the job.

His parents have done the heavy lifting to find this place but I met him today and thought he was fine. It's a studio, near his work, etc.

He has done ALL the requirements: app, background check, etc. Pushed by his parents I'm sure.

She has not yet.

I'm going with him unless the Hive Mind can convince me why not? --50.82.xxx.xxx

Oh, YES - DEFINITELY have his parents as involved people for all communication copied to them.

They clearly re supportive in the right way - training him to work & be independent as much as possible.

You may also want to get the contact info for an alternate person - in case the parents become unable or unreachable.

My HFA Daughter thinks she can do everything on her own - and she does a lot - but still NEEDS guidance with certain things. This sounds very much the same. --68.229.xxx.xxx

Cooperation is key for me. If someone's prompt and responsive beforehand when they want something from me, that's one thing. If someone drags their feet and dawdles about getting in an application when they're supposed to be impressing me enough to entrust a major asset to their care in exchange for a token amount of money each month... I don't hold my breath that it's going to work out. ;)

In this case, she's a non-entity, and the question boils down to, "Will he continue to be dependable when it comes to (a) taking care of the rent, and (b) taking care of the house." Autodraft solves the first; his OCD and long hours presumably solves the second. --137.118.xx.xxx

#1 is a definitely NO. Self-employed cannot be garnisheed. We only rent to those who can be.

#2 is not a solid YES...yet. There are questions remaining to answer. His boss has "told" you he's OCD about neatness. Verify it. 2-minute in home inspection. Meet him and his parents there. Should be easy cheesy! I'm assuming you did background checks on him? Any issues?

I'm not a fan of which one must I accept options. I want an applicants that fits all my criteria. #2 might, but the jury is still out. --108.230.xxx.xx

I don't know if I would consider the tats. I suppose it depends upon what the tats are and where they are located, but, believe me, what she is on facebook is a lot more of how she is than her behavior in person when she is trying to get a landlord to rent to her.

"better in person" isn't worth much. Everyone is super nice when they are trying to get something expensive from you.

His background is so clean he squeaks. He showed me his bank statements, he seems to spend money on fast food and groceries. He maintains about $1200 in checking regularly so that's okay, I bet most of my tenants have Zippo in there LOL!

No criminal, no eviction, no CREDIT at all. Seems to do everything by cash/check.

His parents will be available to us, I have no doubt, but he does not come across as mentally disabled at all. He's been living with his parents since they all moved to NC from CO. Not much to rent around here so this studio is perfect for him. I'm going with him. The only reason not to would be his autism, and I'm not faulting someone with that, he's obviously highly functioning just not a ball of personality. --50.82.xxx.xxx

I rented to someone with some mental disabilities and put the brother on the lease initially but stated brother was not living there. This tenant ended up on section 8 so I agreed to accept it. At that point we removed the brother from the lease but added a clause allowing me to contact brother and sister about any issues. --107.77.xxx.xx

Roy, nicely played!

To answer your question: yes I would. Because I know you very well, and I know you're loaded. This is not the case with 99.9999% of self-employed. Most I do not know at all, and many are "under the table," all cash businesses with piles of debt. Even if they are loaded, they neglect to/forget/can't show me the proof.

The question I have in return: why would you want to rent from a 'slummer' like me? *grins

Some thoughts for the discussion…

It is illegal by Fair Housing Law to deny someone based on disability so autism is not a consideration. Parents are sometimes militant and will report the LL. Big fines, big atty bills, and long drawn out court case.

(Highly suggest a reality show called LOVE ON THE SPECTRUM - Netflix. Educational and heart warming.)

OCD does NOT mean clean. It means OBSESSIVE - obsessing over something, and COMPULSIVE - reacting before thinking.

OCD can also manifest as hoarding so as always, the 2 Minute In Home Visit is always part of screening.

Our disabled residents tend to stay put and cooperate, grateful for a home with a good LL.

They often qualify for Sec8 which is good in my area.

Roy,

Ya know I love ya, but sorry, no. Your application does meet the office’s criteria. Gotta be garnishable. This policy has saved us countless problems. Best of luck with your search.

Being on the spectrum is wildly varied. Dan Ackroyd is autistic. Elon Musk is autistic. My son is mildly autistic. He’s a little immature and focuses on certain interests and hobbies more than expected. Has A’s in school right now. Socially awkward. Not going to be part of the “in crowd” most likely. But he isn’t “disabled”. Many engineers, computer science, math people are on the spectrum. I wouldn’t even worry about that portion of his overall persona. --68.226.xx.xx

Pmh, not sure why disgusted. Facetious was just saying there is a wide variety in autism spectrum disorders. And, there is. Pretty much like there is with most things diagnosed by a physician that can affect one’s… social interactions.

PMH, Elon Musk has an incredible mom. She was a huge factor in his gifts being able to be utilized, while his weaknesses were minimized. With a different mom, we might have never gotten to see his genius. And, that is CERTAINLY not to say those of us who raised someone ‘ on the spectrum’ weren’t up to the task just because our kids aren’t CEOs of high-tech companies. I’m quite proud of my kid’s accomplishments, as DJ probably is of her daughter, and even the parents with an adult child who maybe won’t live independently, but can have a job, take a bus, should be. It’s not easy raising any kid. I’ve always said, ‘ Kids are like a puzzle. With autistic kids, you don’t get the picture that comes on the box.’ --70.92.xxx.xxx

I'm almost certain that our granddaughter is on the spectrum. I have begged my child/in law to have her tested. She was slow to walk, speak, & has melt downs easily. Terribly afraid to be alone, still doesn't sleep alone & she is in second grade. Is a slow learner, etc. It isn't fair to have them in an environment that they aren't capable of.

That being said, I hope your situation works out for both of you, if you move forward. --71.219.xxx.xxx

My grandson is probably on the spectrum. He was the only 2.5 year old in his preschool using complete sentences and asking about abstract concepts. Super smart. No eye contact, no cuddles. Impulsive.

For the record even tho this is not a disability his “condition/thinking style” is protected by the “handicapped” class of federal Fair Housing Law. It’s the govt’s term, not ours.
