I am trying to verify I can charge for carpet cleaning when a renter leaves the carpet dirty with traffic dirt. This not wear and tear as some cleaning companies claim (they just don't want to put the effort into the job to get it clean). When they arrive it's clean so if I have to clean it when they leave, I deduct it from security. I don't buy that it's my cost of "turn over" I am entitled to get it back "clean" no partial clean completely clean. Nothing about clean is wear and tear. Wear and tear is the natural wear given proper care and maintenance over time (I actually remove the word "tear" from my rental agreements which is a word that has the wrong application and abused). So when a carpet wears a seam can begin to separate or the carpet fibers begin to wear down, but dirt is dirt and that is part of cleaning including carpets. Now if I need to paint or replace carpets that's on me as long as it's not damage from the tenant. I see carpet companies say it's the landlords responsibility and I don't know where they get their info, but I'm sure they don't want to deal with a tenant either. --68.110.xx.xxx

I conduct a Pre-Move Out Inspection with my tenants. I list in case the carpeting is dirty that I'm going to Charge $150 to vacuum up and shampoo the carpeting throughout the rental. However, if my tenant wishes to vacuum up the carpet themselves and RENT a Rug Doctor Shampoo Machine from a Local Ralph's Market, they can do it for around $24 rental and $6 for the shampoo. So instead of costing them from their deposit $150, they can do it themselves for around $30.

After the tenant moves out I sue my Hover World Win Tunnel machine with a clear tank that collects dirt. I can take a picture of the canister empty then full after vacuuming the rental. This can help prove I needed to have the carpet professionally cleaned. --47.155.xx.xxx

Judge, spoke to the local LL association and is leaning to a possibility that cleaning carpets is the LL responsibility? If it went to court he might find in favor of the tenant, wasn’t especially clear.

I am starting to put a new clause in my lease, tenant will pay for all carpets to be cleaned at move out. Tenant will know at signing of the lease who is responsible.

Haven’t had this issue yet, but if tenant signs and agrees it should look better if a LL has to go to court over carpet cleaning charges. --66.76.xxx.xx

I've always told departing tenants that the carpets need to be professionally cleaned at their expense and that I use my regular guy who gives me a great discounted deal for around $125. It's in my lease: carpet will be clean when you move in and you will have it cleaned, and provide professional receipts, at move-out. (No DIY!)

It works, no one questions it. If they don't do it for some reason (misjudge time or whatever) we have it done and deduct it. No one bats an eye.

I’m gradually shifting to no carpet. In my OWN living room, we have lovely oaks floors. We also have lovely eagles who skitter and scratch across oak floors. Our solution? Carpet remnants. They can be easily replaced. if we are having a big family even, were we want to impress, we can put down an expensive area rug instead. ( I’m not usually out to impress..)

Now, the unbound rug is a concession to my beloved old rescue dogs. A tenant with no pets, or better trained pets could just do the expensive area rugs. At my two houses that still have some carpet, my tenants have added area rugs over top anyway to match their style.

Duplexes, multis, could possibly do something like require a tenant to buy a rug at move in, I dunno. No multis fer me! --70.92.xxx.xxx

I've mostly gotten rid of carpet for this very reason. It gets gross, the vast majority of renters do not clean it properly, and everyone wants to debate about what is/isn't "clean enough."

But back when I DID still have this problem, it was really simple: we have it cleaned professionally between each tenant, and the outgoing tenant pays. No DIY. No Rug Doctor. No el cheapo Wal-Mart rug machines that leave more soap in the carpet than it ever extracts.

I feel somewhat badly for the carpet cleaners we used to use. They were really good guys and did an awesome job, and only charged us about $85-$100 per job for up to 1000 sq ft, 6 rooms. I think they're still doing okay though, as they also clean and refinish hardwoods and furniture.

Great response and mostly inline with my thinking too good to confirm this thank you. I should mention I rent a fully furnished and equipped condo (aka vacation rental) but I rent for extended periods of time (min a month) not nightly or weekly with security and cleaning deposits required too. I also have runners in high traffic areas to help keep carpets clean. I clean the carpets once a year maintenance and have great guy that doesn't saturate my carpets, very clean and drys almost instantly. But cleaning the carpet after a tenant moves out is on them to restore it to the clean they got it in, but I also want to use my own guy or they will destroy the carpet trying to do it themselves on the cheap and carpet is expensive. I don't like laminate wood or tile in the whole house only in kitchen and baths for one it increases noise levels and then you have to put in rugs which also need cleaning too. I will consider putting it my rental agreement, but I worry that just gives them a heads up to try and clean it themselves and argue over it. I have problems with some peoples interpretation of what clean is even though they inspect the place upon arrival and have to sign a inspection on how clean it was when they got it (I take pictures for insurance too) but they still have their own version of clean which of course is less than how they got it. It's a difficult business and I have long lost the desire to be a likable landlord, money changes people's behavior no matter how nice you try to be they will turn like a rabbit dog in a minute and refuse to except any responsibility, so you just have to be prepared for end. --68.110.xx.xxx

My lease says that I will use my carpet cleaner after the tenants are completely out and the tenant will pay for it out of their deposit.

No one squawks about it. The tenants like not having to mess with the carpets or budget time for the carpet cleaning while they are moving. They understand what the terms are before they decide to take my place and I remind them about the carpets when they give me notice that they are moving.

My experience is that not many of the carpet cleaners do a good job and I don't want one of the lazy carpet cleaners and I don't want a rental machine used on my carpets.

Before I left Oregon, I finally had every floor in my rentals done in hard surface. Not a scrap of carpet anywhere.

So, 1031 into new houses that have carpet and I have to do it all again.

Since most of my tenants stay for long periods of time, I just replace the carpet with new carpet when a tenant move out. I have a flooring contractor that does it for a reasonable price. My lease states that the carpets must be cleaned by a truck mounted machine AFTER the tenants move their stuff out. If they have been there for a long time I waive that as I'm replacing the carpet. In the lease, with this it states the tenants are responsible for carpet cleaning and if they cannot provide a receipt for the cleaning that it will come out of the SD. Think about it - if the tenant leaves damages that require repairs (drywall repairs large or small) the carpet gets dirty when you sand the drywall mud. It gets dirty from maintenance folks trekking in an out. The carpet should be cleaned after all the tenant damages are repaired. Then cleaning the carpet after repairs becomes part of the damage restoration.

I see cleaning carpets as the last step to be completed right before the next resident moves in and all the repair work is complete. That's when the carpet looks and smells the best - new move ins love fresh new clean carpets with the pretty stripes. Not a vacuum over.

My lease states a deduction will be taken from the deposit for carpet cleaning upon vacancy. Before I changed my policy I had tenants tell me the carpet cleaner damaged their walls. That's very possible from what I've seen but why not take that excuse off the table.

Residents are happy they don't have to add the time and expense of finding, scheduling and paying a pro carpet cleaner. Moving is expensive. They aren't thinking about paying for the best carpet cleaning service. By prepaying the carpet cleaning fee with their deposit it's just one less thing they have to think about when moving. --24.111.xxx.xx

Our lease states "lessee agrees to pay for professional carpet cleaning when moving out, and that the Lessor reserves the right to choose the professional carpet cleaners and set the date and time of the cleaning.

After 25 years there has been no problem deducting it from the deposit at move out. However, Ohio appeals court has ruled that carpet cleaning is "normal wear and tear. If contested, I expect to lose it. --107.11.xxx.xx

As most of my units are in lower income neighborhoods, I don't have carpet in my rentals. Too many people wanted it but didn't have a vacuum. Then there's the spills and wear and tear It's polished hardwood hardwood floors or plank flooring for me.

Some of you are probably asking yourself, "Why would he do that?". First, they look great. Second, the last floors I had sanded cost me $2.50 per square foot for a seal coat and two top coats. Lastly, once it's done, there's not much that can damage it. If it get's scratched or even gouged, some wood filler, screen the floor, then another coat and it's good as new. --67.240.xxx.xxx

My lease states that "LANDLORD will deduct $300 (from security deposit) for house cleaning & carpet cleaning after TENANT(s) vacate. I think it's simple, clearly stated & should hold up in Landlord & Tenant court if it has to go there. It's my upstair apartment (2nd floor) in a quadraplex. I put the vinyl flooring on the other side & the tenant downstairs complains a lot so, I didn't go back to the vinyl flooring. I have gone to offering I WILL CLEAN EVERYTHING FLAT FEE option. For $300 all the tenant must do is remove all their belongings and sweep and vacuum the carpet.

This eliminates the chore of cleaning to get their security deposit back. 75% of my moving tenants choose this option. I deduct the charge from their security deposit with their approval.

I get everything done to my liking.
