I am new to managing a property and I need to have someone do work on a three store house to encapsulate window frames and replace some siding on the outside of the third floor rental unit. He needs to use a lift to get up to the third floor and also the space is tight between this house and the neighbor's.

Are there permits or a special kind of insurance needed for such a job is someone is hurt or property is damaged during the work? If so, who is liable? --212.76.xxx.xxx

You will be sued if anything happens, as well as the worker's company and likely the owner.

Talk to code enforcement,you may need permits for the work also.Make sure the lift will fit,some are wider than others.I used to own a 40 ft lift which was high enough for me. --72.231.xxx.xxx

Please, don't do anything that involves employment or hiring a Contractor until you educate yourself.

The neighbor across the street hired someone to fix his roof. The roofer was a licensed contractor but the contractor had no insurance covering employee's.

During the job the property's gardener showed up and watered some areas. A roofing worker stepped his show in a small puddle of water. Then while climbing on the ladder the roofing worker fell, breaking several bones and was hospitalized for several weeks.

The Contractor went bankrupted to avoid liability. The gardener went that watered simply went back across the California Mexico border, never to be heard from again.

The injured roofing worker who fell from the ladder sued the home owner. If not for his gardener watering, he wouldn't have fallen off of the roof. The homeowner only had $300,000 liability insurance-- the company paid out the $300,000 but the injured party still sued the home owner and won an additional million dollars -- had to take the house away.

So you see just by getting someone to repair a roof cost the HomeOwner his house. If you don't know how to protect yourself and your client, you shouldn't be a property manager... --47.155.xx.xxx

We didn't have any injuries or get sued, but once had a tree guy give us a copy of his insurance certificate as his crew arrived. We were in the middle of something, and didn't read until the trees were down that the insurance was ONLY on the owner, not the employees - and HE left to supervise another job.

Everything ended well for us, but from now on we will require the certificate in advance, will run it by our insurer, and will be on site for the work to ensure that everyone working covered by the certificate.

We should have known better when we found through neighbors that this was the cheapest tree guy around. --141.158.xx.xx
