No question - just sharing.

I have a smaller two bedroom in an area with rapidly rising prices. Most homes in the area are larger and more expensive. There isn't much low cost. I was getting $800 for this house 5 years ago, $1250 now. So definatly a nice increase but still not really high.

I just posted it for rent on Facebook in several local for sale groups. The response is overwhelming - I have had over 200 messages in the last 24 hours. I've set up an open house for Saturday morning and I'll see who shows up......... I don't expect most of these people to show. But will defiantly have several.

Facebook comments on my post have been very interesting too. One post has over 100 comments with people arguing over my price - some calling me all sorts of names for charging too much. Others telling them what a great deal my property is. I've stayed out of it and have not responded.

Pmh - you are probably right. Demand in Midlothian is crazy. I could rent 50 homes identical to be the end of the week if I had them.

With over 200 responses it does sound like your rent is on the low side of market. What are the actual rented comps?

I don't go by messages as a response because some (many) people aren't capable of actually renting anything. And 200 messages in 24 hours is overwhelming IMO.

I don't know how you would screen them at the open house unless they fill out applications right there and have their info handy (paystubs, bank statements, w-2's). But an Open House will save showing times. I do hope you get at least some decent applicants in the bunch. --104.0.xx.xx
