A tenant's dog bit a neighbor.

I did not make sure the tenant had renters insurance before they got the dog, so, they did not get insurance.

What, if any, is my responsibility?

Did you allow the dog to move in?

If the tenant says it is an ESA or a service animal and you did your routine screening.....you might only get a small nip. If the dog wasn't permitted but came anyway, you might not be on the hook.

If you allow the pet and especially if you knew of the dog having a biting history - you might be in for a rough ride. --24.101.xxx.xxx

There is a difference between a dog bite and being mauled by a dog which some Pit Bulls are known to do. I tell my tenants with dogs they are responsible for the behavior of your dog. It is in the Lease Pet Addendum. --68.63.xxx.xxx

many years ago one tenant had a dog that bite a kid across the street. The kids attorney went fishing for someone to sue and stopped at my phone to see if I would BITE. Yes, I bit back.

He never called me again.

Lease has clause all pets need to be approved by management. No animals classified as dangerous or in the opinion of management to be dangerous will not be allowed.

Per the neighbor the kid that was bit was taunting the animal and was told by that same neighbor to stop-- he didn't. Was on the animal control mans report. --99.103.xxx.xxx

I would keep my mouth shut and let the tent and neighbor work it out. But in the meantime, the dog has proven it will bite, so the tenant either has to get rid of it or else keep the dog and move out.

Even if it is a service animal or ESA, you are not required to accept service animals that pose a danger to humans. A biting dog is not qualified to get a reasonable accommodation from a landlord.

Dogs get an interview where I check for temperament and I do the same for ESAs and will reject for iffy temperament. --76.178.xxx.xxx
