when I was buying VA foreclosures-- some were 100% or 95% financing. No closing cost -- we did our own closing.

Fix up ran about 2K per property. We had an agreement with our broker-- we do all the paperwork-- including getting the papers and bringing them back to VA. No matter what the commission was he kept 1000.00 we got the rest back. So on a 6K commission we got 5K he kept 1K. Come to think of it-- he never stepped inside one house we purchased through him!!!! SHOCKING.

So $5K back to us-- $2K for fix up-- left us 3K extra. Rent was always a positive cash flow. We got paid to buy the homes. Can you figure that return? It's the number 8 on it's side.

We have refi'd every one of those property's and more than once to cash out. Then we cashed out 20 of them and paid off a bunch-- always letting the money work for US.

Many of you are thinking this was a kick back-- but on the VA offer form there was a spot that said -- no funds will be given back EXCEPT as noted here-- so we would put exactly what we were doing on that line. Worked like a champ.

Although the commission was set by VA we sometimes used a lesser amount of commission to move us ahead in the bidding process. VA was looking for largest net return. --99.103.xxx.xxx

NE if only that were the case--ESPECIALLY IN RE. Just when you have the machine clicking-- in comes the spending bill. In comes the empty shelves in the stores and ships not being unloaded and Xmas in doubt---- least of which the C-19.

NE I can't get anyone to buy my C-19 snorkel masks-- they all laugh-- like you all did. Sure was funny driving down the highway wearing that mask though. Someday I'll send a picture of me in H-depot isle with mask and overalls on. You'll get a kick out of it. side 8 all the way. --99.103.xxx.xxx

I think the same as Homer. People are leaving the workforce because they are making bank in crypto - more than we realize.

My brother is big into crypto and he's quit working. Doesn't need to anymore as he earns enough each month off his crypto investments. Single guy so if it all goes south no big deal, he'll go get a job. This is where the young people are putting their money and it's working for them. Older people buy precious metals, younger people buy crypto. Yes there is risk but it's also risky to keep all your savings in the US dollar at this point.

I put $175 into Sheba based on my brother's suggestion. I've doubled my $$ so far in just a few weeks time. He's going to tell me when to sell. haha! --199.10.xx.xxx
