The tenant just emailed and said the septic may need plumbing and on the other side of the rental water was accumulating and offered to repair it and subtract from the Nov. rent.

I have for a long while considered a notice since there are a great number of compromising concerns in this case. Should I ask how much is he wanting to fix it. The septic was emptied 5 yrs it's been and the accumulating water's the dishwasher waste just collecting, I think.

If i provide further info youall will tell me this is a broken tenancy and make the necessary adjustments I know. It's a cop. He hasn't provided keys. He denied me an inspection access last summer, etc, etc. --65.191.xx.xx

no way. You do that and this manipulator will work the system and bled you. Get it pumped and get a good inspection on it. % yrs since last pumping may be about right for your area.

Is there a book called “The Common Sense Landlord”? These type of questions are real head scratchers. Even if you aren’t a landlord, would you let a random neighbor come and work on your septic? I hope not. This is the same thing. Think folks. --24.152.xxx.xx

My tenant claimed they use little water and never put wipes down the drain. I put separate water meters on the sprinkler system, hose bib and house. I see that total water used vs what being put down into the septic tank is 80% of their use -- exceeding 300 gallons a day. Too much for my system to handle it. Plus I have an inline sewer filter that I captured tampons, paper towels and wipes. With this information I can charge the tenant for septic abuse... --47.155.xx.xxx
