I woke up this AM to find 2 different emails promising me a 24% return on my investment. On one of them I know it isn't possible and on the other, which I know nothing about, probably also impossible.
The conclusion is that 24% is the return that is most likely to activate the greedy bone, so if anyone is offering you a sure 24% on some sort of investment, it is time to be cautious. --76.178.xxx.xxx |

Yeah, on the radio I hear about real estate investing with something like a 20% "targeted return". I think maybe you do get the 20% or so "return" but you don't get much of your principal back. --108.35.xx.xx |

This actually isn't unrealistic if you invest in a larger commercial project or apartment complex to provide mezzanine funding. It might pay 6% APR plus a share of the proceeds. I'd say 18% is more typical, but the company we're investing with often gives an even better return. Their challenge in getting investors to sign up is not that they can't provide those kinds of returns, but that nobody believes them! And yes, they have a 10-year track record.

A friend was offered a guaranteed return of 25%, but if things worked out, could be as high as 36%. These were private ATM machines -- decades ago.
So during a 5 year period my friend funneled $500,000 towards owning around a dozen ATM's. This was a Ponzi scheme. The company never had more than 10 machines and bilked investors out of fifty million.
Returns that seem too good to be true are often a money loosing scheme.
A tenant invested $180,000 in currency exchange. One day he told me he had mover 1 million in his account. I advised him to take back his $180,000. He didn't the company went belly up... That was only around a 15 million fraud case. --47.155.xx.xxx |
