Out of 20 rentals, only one has bad water. (Thank goodness) We lived in a different area of our county when we were first married and had this water for 15 years, so I know what it is like. It ruins white clothes (turns them orange), coats & changes color of dishes, dishwashers, glassware, etc. We bought an expensive Rainbow water softener that uses the salt & backwashes. The changeable cartridge filters don't do hardly anything.
It makes cleaning the tub, sinks and commode almost impossible, brown stains! We used to buy Zud in a yellow can like Comet or Barkeepers Friend? But it stunk! Yuck. Nothing else even touched it and it is almost impossible to find.
My question is, how much would you volunteer about the water, if anything? I usually warn people about washing white things in it. It even has an odor like rotten eggs, but won't hurt you to drink it. I lived in this house for a while, it was my mother-in-laws.
Do any of your rentals have bad well water, this is a drilled, not bored well. (7" vs 24") It is a deep well in slate rock country. --71.219.xxx.xxx |

No issues in my rentals like this. I would make a lease addendum on this specific issue as it's just part of where one lives. If you want to rent this place heed this information. It does stink like rotten eggs, I thought that was sulphur? I have sent a request to Kinetico for an estimate. We've only been getting 550/600. for this 5 room bungalow. I'm asking 675.00 now, if I can get the water fixed, it will easily bring that maybe even $700.00. Only a 2 bdrm/1bath on a half acre lot, dead end road. --71.219.xxx.xxx |

Definitely get your water tested. There are situations where certain wells are basically hosed due to excessive sulfur content. Husband used to dig wells and work for kinetico distributor. --174.208.x.xx |

Kinnetico will solve the problem but it will be several thousand dollars. Keep in mind they charge what they think they can get away with so if you are serious get a competing bid from Culligan or someone else to pit them against each other. It's a tough spot you are in for such a low-end rental. I'd probably do nothing. They can get drinking water on their own and can add Iron Out to wash water. --68.46.xx.xxx |

Larry, that's kind of the same route we've taken the last 20 years or so of renting it. This is the house with the sex offender next door, so we will always be limited as to who will be willing to live there.
Since we've had it, we replaced the windows, put in a heat pump/CA, a new roof, but it needs painting now on the outside.

I have iron in my water in personal residence.We have culligan that cost $5000 i go through bags of salar salts and it is just my wife and i.If it smells that is sulfer.You can get it tested to know what the problem is.Have you considered selling the place while the market is at the top? --72.231.xxx.xxx |
