So the long term tenant is applying for the available covid rental funding here in NJ. Forget right now what the name is. The son is an IT guy so he is filling out the forms. Govmint will want to know from me if the tenant paid properly for the 12 months prior to covid. They have all their receipts. Looks like guvmint won't want to help chronic poor payers who messed up prior to covid. The son is on the lease, thankfully and has been living there also since they moved in. He was working for a Chinese medical company in the next town and the company actually left as soon as covid started appearing in 2019. He was let go and has been looking for work. He has some appearance issues and may not interview well so he does not have a job yet and it's been that long. He also does not have the vax. He has heart rhythm issues and probably should not get the vax.

So guvmint will be sending me an email asking for information from me about the tenant and I will respond truthfully to whatever they ask. Honesty is the best policy. --108.24.xx.xx

Ms. Ally. Please pay close attention to the fine print. The Gov't is not your friend and may, very possibly want you to do your "fair share" and shoulder responsibilities that are not yours.

Yeah, but I have to do something. These folks have been with me for 20 years and I have made money due to having the unit filled consistently for all that time. Son is on the lease and is unemployed due to covid. Has been for awhile. Mom has retirement benefits. Dad has social security and works a couple hours a week for the county but that was cut down due to flooding last month. So we have to do something here. Prices are going up on everything so I can't just carry them. --108.24.xx.xx

the 'recommendation' is maybe 20 pages of internet clicking ... made that number up because I can't remember. I had to upload the lease, something to do with taxes being paid, and I forget what else. It isn't difficult but do it asap because once it comes to you it's at a standstill until you do your part. --98.237.xxx.xx

Yep one of my tenants who have not paid in over a year (couldn't do anything about it as the courts wouldn't take any cases)

Makes 800 a week from army disability (stress) and his wife works of about 500 a week,..rent is 1200 a month heat incleaded,..just got all their past rent paid for by RAFT.

24K paid by your taxes,..thank you,....but I'm guessing they lied to them about their income. Fraud? Seems no one cares as I tried to question why they got it,..the agency seemed to not care. One there kinda intimated I should keep my mouth shut like someone might want the funds back,....from me.

Bad news is that, at least in NJ, these funds are being distributed via a "lottery". Yes, not everyone who applies will get something. If I translate that under current conditions, lottery means: if you are a registered Dem, voted Dem, someone who works for a politician or knows somebody. --108.24.xx.xx
