Do everything just as you would for them moving to a different location, and the same as a brand new tenant moved in.
That means they come up with a new deposit & first month's rent first, and get the old deposit back after you get the 2BR back & have time to process it correctly.
That also means a new application so you can confirm their current situation is at least as good, or better, than before. Also updating things like emergency contacts, supervisor & such. For a good, long-term tenant I may waive the application fee, and tell them it's just an update of info - "because I'm not going to find anything bad, right?" --68.229.xxx.xxx |

Many landlords over look new rules, regulations, laws and required paper work needed for new tenancies. Such as:
Lead Paint Notification
Smoke detectors
Parking Spots
House Rules
Guests
Storage
BBQ use on property
