The media sources never bother to research where the information is coming from namely the extreme left wing government funded tenancy advocate groups where they do not believe in private ownership of rentals. No one ever said they do not have the right to own the houses the chairs own. What would happen if they moved some squatters into the houses they own then let them provide free utilities as well. The majority of tenants were able to pay rent where once the eviction process began they skipped out. If one looks at the free for all governments lose considerable amounts in income tax along with less money is being spent on renovations and repairs. To make rental units and houses green that is going to require a considerable amount of money. Now more then ever 700 or above or you walk. For those who have unpaid utilities along with other unpaid bills they are going to stay out of the private sector rental housing for a very long time. If governments want to help tenants they should not be funding reactionaries where use those funds to help tenants not homeowners. What are doing with the half a million a year where they have nothing to show for it other then buying houses for themselves. Affordable housing not really when less then handful of people own houses. If one ever goes to those meetings of the reactionaries it is real surprise that they have any credibility. --99.236.xxx.xxx

Just another example of law-makers' inability or unwillingness to admit the long-term consequences of their actions. Anybody who thought about it for a minute could have predicted it - I'm sure many of us did.

They are all well-educated people with life experience who sit in these positions. They know. They don't care. They look like they are "robin hood" to masses of voters.

Just like the ACA. Who couldn't predict that, if an employer is required to pay for health insurance for any employee that works 30 (or pick any number) hours in a week, that they just wouldn't be scheduled for that many hours any more?

Believe me, it is much harder to work two part-time jobs than one almost full-time! And still with no health insurance!

I would prefer a tenant to skip-out instead of the more costly alternative of an eviction. I have an eviction in the court system now and the hearing will be Nov.9th. I wish this tenant would just skip out and quit wasting my time with the court system. On Nov. 9th, I feel sure she use Covid as her defense for not paying October rent. --68.63.xxx.xxx

If they aren't paying and you can't get them out, a skip-out is probably the best solution that there could possibly be.

Besides evictions being costly and stressful, many court systems are dragging their feet and not actually doing them.

Heads up! These skip-outs are not going to have a court filing turning up when you screen new applicants. You are going to have to screen deeper and more carefully than just checking eviction records. --76.178.xxx.xxx

EXCELLENT point, Scott.

Even if you are not allowed to use rent payments for screening - check utilities.

If they didn't pay one, they probably didn't pay the other, since neither the landlord nor the utility company was allowed to enforce any consequences.

Plus, with poor utility payment history, they won't be able to get any turned on at the new place. At least this can help us with SFH - or wherever utilities are separated. --68.229.xxx.xxx

A local Marshal once told me about 60 percent of tenants going through the eviction process leave before the final set out stage. Some later claim they weren't technically evicted.

Doesn't matter. A check of the online Marshal's data base will pull up those who have been filed against them even if the landlord chose not to go the final route (more $$) because the tenant has vacated.

I've done plenty of actual evictions on empty houses. I figure if I've already paid all the fees I want the Marshal Service to do the final check even if I know it's an empty house. My excuse is that legally I now have the property back under my name but in truth I just want this whole business to end up on the tenants history. It's often the only satisfaction I get from the entire process.

We love sheriff service and answering tenant's. If they skip without personnel service we have nothing to garnish with.

That would mean we'd have to file a new civil cast to include all the damages and ALL rent that accumulated -- to re-rent.
