Three of my newest tenants (all less than 2 months) have jobs an yet are (supposedly) unable to pay their rent. Never expected this! All three have now requested assistance with ERAP or another organization. What a pain in the patoot! Forms to fill out. And as the month goes on we wait for the money. No happy
Have any of you experienced this?

Not to add to your grief, but during an old program the government gave the landlords assistance "Rent" directly to the tenant, to be turned over to the landlord. Of course none of my dead beat tenants turned over a dime. When I talked to the case workers I was told I would have to sue my tenants for those funds, it's not their problem. So I bit the bullet and filed an eviction case stating "Fraud".
Now on a newer program the funds are to be handed over directly to the landlord. But the tenant has to file also and provide forms. My tenants are too lease to turn in a document that will pay me their rent....
All non-payment of rent evictions in Los Angeles are suspended until October 2022, a year away. So I am eviction for lease violations, extra cars being parked on the property, unknown guests, illegal activity, etc. I will not sit still and allow someone to take advantage of me or the system.
I've towed many cars. I've allowed the tenants utilities to be turned off for non-payment. --47.155.xx.xxx |

I agree with Jason and think there must be some way to tighten up your screening. I'm sure these type people are being very clever to hide this attitude & tendency toward not paying rent. But, we must be more skilled in culling them out.
Sorry this happened, but hopefully you will emerge stronger & wiser on the other end.
Look for signs of uncooperativeness, not providing all documents in the application process - or slow to do so, so they have time to get fake ones. VERiFY everything - NEVER accept anything that is submitted on its face value.
And like Jason said - get proof of past rent payments.

The government is giving away free money and its hard to blame people for wanting their share of it. I suspect that the government is not doing any checking, so a few lies on the application for money can get you a cut off the fat hog even when you are not qualified to receive it.
There are not very likely to be any consequences for the fraud. Welfare recipients cheat and lie all the time and the government still gives them money.
Those tenants might have screened just fine and they very well might have jobs and be capable of paying, but they are going to try to grab the free money.

I have not but the new program of free money in NH is no longer tied to Covid. If you pay more than 30 percent of your income to rent and utilities then you are eligible. That means plenty of people with jobs who are paying their rent still qualify in an expensive housing market. --75.67.xxx.xxx |

If it's like here, everyone is being told to apply. Tenants "self-certify" so if they say they are covid affected, they are.

I had Mediation to settle an eviction. There were 3 stipulations we all 3 agreed on.
A formal contract was prepared by the Mediator and she was given permission to sign for all 3 of us. It was the case worker, the tenant and me.
The case worker has failed to honor her part already, which was to supply me with a written notice that the tenant agreed to move by a certain date.
My God. During mediation the Lease didn't mean anything to either the case worker or the mediator. And now the case worker can't even live up to her end.
I do not know what this world is coming to. I am supposed to be paid by a government agency for 3 months 20 days of back rent due on November 1st and the tenant must move by Nov. 19th. I dearly hope both happens. --67.22.x.xx |

If they can get the free money, GREAT! But today's rent must still be paid to avoid eviction.
Indiana's money took MONTHS to arrive.
We're having trouble right now because the state allowance only covers 80% of the rent. 2 residents are not paying their 20% because the state told them the rent was paid.
We cannot evict because that was part of the deal to accept the money.
Lay in bed with the govt and wake up with fleas.
