I own a small apartment with about 50 bedrooms. Do you think 2 washer and dryers is enough? Currently it is in an ugly area and I want to fix it up so more people use it. It is tough to tell how many more people will use it.

I've had buildings exist on less washers/dryers by simply educating the tenants. Most of my tenants have kids come home after school and sit around their apartment doing nothing. Then over the weekend the parents want to cram in several loads during the weekend. It was impossible for my 16 unit to do all of the laundry over the weekends only.
So I created a sign up calendar. Tenants started leaning they can do loads in the morning and in the evenings during the week. And on their days off, they had all day to do loads.
I like to have 1 set of a washer and a dryer for each 10 to 12 units. --47.155.xx.xxx |

If ugly area means bad people, I would go with a NO! on that.
Their friends would immediately start using it as well and also it would likely be broken into or stolen. If ugly simply means that the building is ugly and the people are ok, then maybe go ahead.
The people already have a way to do their laundry, so let them continue it.

The laundry room needs to efficient along with dependable machines. If possible the better option is to look at installing used commercial front load washing machines and commercial natural gas clothes dryers. A commercial natural gas coin dryer the clothes are dry in 20 to 30 minutes along with the machine is commercial quality which do not break down often. A laundromat front load washing machine will not take a lot of space for a double or triple load washing machine which is mounted on metal base as there is pump which uses a drain valve. While it is investment but a good laundry will produce a lot coin revenue where the investment will be paid off. The cheap top load washing machines are basically a domestic machine with a coin box. A front load washing machine will use 40 per cent less water along with small amount of hot water for prewash and wash cycle. Visit some laundromats then look at the equipment. Natural gas clothes cost a lot less to operate along with shorter drying time as the heat is right away. The heavy commercial machines are design to be used 365 days a year. A small space with lots of capacity is where the commercial machines stand out. Often the internet or websites will be able to find commercial machines. Check electrical as some machines three phase or some machines use single phase where the commercial natural gas clothes dryers use a standard 120 outlet. Had two triple load and a double load front load machines along with stacked commercial dryer and single pocket clothes dryer. Where when the clothes dryer was being used another tenant started the washing machine so within a few hours the laundry was done. No waiting or laundry days for rental units. --99.236.xxx.xxx |

Rule of thumb for figuring out laundry room amenities hinges on what kind of people live in your place.
If you've got senior citizens or college students, you can get away with 1 washer/dryer set per 25-40 units.
If you've got middle-aged people still in the job force, you try for 1 washer/dryer set per 15-20 units.
If you have young working adults, the advice is 1 washer/dryer set per 10-15 units.
If you have young families with small children, the advice is 1 washer/dryer set per 8/12 units.
So, young moms with babies that need four outfits and six cloth diaper changes in a day are going to have very different needs than an 80-year-old man. --137.118.xx.xxx |

I used the ratio of five apartments gets one washer and one drier. Now you are counting bedrooms, I am not sure what that is about.
