Is he asking for release from the lease? If yes, I would let him go and find someone who will pay, but if he hasn't asked for that, then I wouldn't give it (release) so that you can go after him for all rent under the lease (assuming that there is anything to go after).
Maybe you can finesse your response, like "if you want to go, then I won't stop you. Good Luck. " without releasing him.

If it were me, it would depend on the rental market. Where I am in North Carolina, if a tenant moves out there is a strong likelihood that the new renter will pay quite a bit more. --136.56.x.xxx |

Your focus should be on getting a non-payer out ASAP. Respond to his request with "If you are out by October 31, I will give you $200 for moving expenses".
