I don't want to be a doom and gloomer, but I believe we may not be too far from another great depression. If you all would be so kind as to play along...if you thought it was coming in the next 12 to 24 months and it would last for many, many years could you share what you would be doing to prepare for it?

BTW, I would be expecting RE and the stock markets to be crushed as well as many banking institutions to go under. If you don't care to participate, please just ignore this post. But if like me you think this discussion could be useful, please share your thoughts and ideas for preparation in advance. --73.25.xx.xxx

Good one.

Just my opinion here.

Most of the rich will do fine. They will buy up the things that lose value like rentals and stocks and make a killing on the recovery.

The poor will be do ok. They are already near zero, so have little to lose. The govt and the churches and do-gooders will provide soup lines and handouts and the govt will print money for rent or declare free rent like they already have.

The big losers will be the middle class who are over leveraged. Their savings will be either taken or inflated away. Many of their jobs will go away.

Under the guise of "helping" and "to keep people and esp kids safe", the govt will become more and more socialist.

I don't see this ending well.

Smart people will realize what is going on and make moves to protect their families and their stuff/money. The rest won't. One of the big things I see is the refusal of many to actually believe what is happening Cognitive dissonance maybe. Or like Groucho said - are you going to believe what you're told or your lying eyes. Or something like that.

I'm trying hard to not listen to the many doomsayers all around that are predicting bad things. Then my lying eyes see what's going on in Australia and even the events in this country last year and the ongoing craziness here. I ask myself "How is it that the police in Aus will do what I see on the videos - beat and mace old women and others and not turn around and go arrest the people telling them to do that?" And yet, I see them doing that. It's like they have gone nuts. And then the next question is "When will they start doing that to us? Here? I never thought they would do that there either. --24.180.xx.xx

I think we would have to come to a consensus what the events would be to cause a depression. We have challenges for sure in the supply chain and with inflation. The Fed will continue to go all out to print money to avoid a collapse of the dollar and as long as the bulk of the inflation can be exported to other countries, they can print with impunity. If demand for dollars were to sap however, it's lights out. That may occur in the long term, however, I think it would take an unexpected event to cause a serious downturn now. Not saying that couldn't happen. --209.122.xx.xxx

Not many people would travel outside of the Us. While there are challenges which always happened in history as long as it does not nuclear then over time things will work out. Wont happen. Not like the 1929 stock market collapse induced depression. No one had money on the street. 2008/9, no one could sell their real estate or get loans. My county went from 3.9% to 28% unemployment in two months. Everything stopped moving... until the unemployment checks started to roll in the winter of '08/9 got over. Then we started a slow ascend out...

What's different now? 1. You have a US govt that just wants to spend money. Doesn't matter if its Biden or Trump... spend spend. 2. federal reserve that wants cheap rates for the world. Not just the US. All the economic powers are on the same page... more economic gas and get the economy changed to a "green society." Greenspan was always talking about inflation and trying to "tame it" and raised rates accordingly, Powell just talks and does the opposite. 3. Everyone has money. Even the poor druggies on the street corner got $$ from the govt.

For those that are saying sell and sit on cash... worst mistake you can make. You want to own hard assets. Real estate, stock. Don't buy to buy... buy the good stuff. Buffet said it best: " It's far better to buy a wonderful company at a fair price than a fair company at a wonderful price." But don't sit on cash. The people retiring on Social Security are going to struggle mightily the next five years. --76.77.xxx.xxx

the most likely situation I see is inflation. I think prices are going to rise. It started with the whole $15 living wage movement and continues with the government stimulus checks. With the mass of money, prices are going up. Which leads me to believe that house prices will not be going down a lot or even crash in the next 3-5 years unless something else happens. That's what my crystal ball says. so if you are tired of real estate or stocks as options, I think it is reasonable to risk some money in gold/silver and bitcoin. It is some diversification and while you won't get rich on it, you'll probably preserve or increase your wealth some.

I think the biggest challenge is being able to have the power of your convictions and go "all in". If I had the power of my convictions 4 years ago I could be a bitcoin millionaire but alas having 1 bitcoin won't really change my life. I was, and am, too focused on the real estate to devote time and effort to other wealth strategies. I simple can't do it all.

If you believe the whole economy is going to crash then some people have suggested bullets could be used as currency, so you could stock pile ammo. If it gets that bad, I'll probably use a bullet in a different way. --65.188.xxx.xxx

T,

I agree with you. Plenty of people try to time things and get the exact top and the exact bottom. The truest biggest threat to someone on a fixed income is inflation that creeps up on you at a slow 1% pace year after year as opposed to a large market correction.

Are we due for a market correction? - yes.

Does anyone know what the external shock will cause it? Nope

So my advise to my fellow Landlords, do your part to keep up with inflation. That means routine rent increases. --24.101.xxx.xxx

Yes, a correction in the market is coming. However, will it be a recession, depression or total collapse of the Dollar is the real question here which no one knows. A total collapse of the Dollar (runaway inflation) would be the worse thing because everything based on the Dollar (including stocks) would become worthless also. Stocks (like paper money) are nothing but pieces of paper that have an assumed value attached to them. When stocks are sold, they are converted to cash but if cash becomes worthless, then this is where 'S hits the fan'.

I can handle a Recession or a Depression as long as our economy continues to function. During the 1929-1939 Depression, things were really bad but our economy continued to function,...that is the key thing. --68.63.xxx.xxx

Interesting topic JB.

I'm not sure we're heading for a collapse. More a realignment of the economy due to worker shortages and supply chain issues. But there will be winners and losers in this scenario, of course.

I think that energy is going to keep getting more expensive over at least the next year due to re-opening demand and the government policies to force gas prices higher to push people to green vehicles.

There will be some kind of market correction. My opinion, if you want to prepare for that, do not hold large amounts of over-priced meme stocks like Tesla, and certainly don't buy new shares of those stocks at this point.

As strange as it may look right now, I do see this as a deflationary period. I know that seems counterintuitive at the moment. I also believe we may not realize just how bad it is right away as our govt will try to hide much of the worst news from us until it's no longer possible.

Richard(MI), I think you're right on the money.

Woodsmoke, what I'm thinking is that if we do get go into another depression era that will be the big excuse for many monstrous social programs to come in. I agree that seeing how it was done in other countries could prove beneficial but ultimately won't likely change anything.

J, totally agree that people today are far more entitled than those of 1929, which will compound all of our problems.

I think being as self sufficient as possible will be important but it is very likely many people will just steal what you have, and like myob alluded to, it will be much worse in the blue states as leadership turns a blind eye to all of it if not flat out condone it.

Personally, I will be renewing our concealed carry permits, purchase more weapons and ammo, minimize debt, look to possibly sell if any properties go vacant, put cash into several accounts at different institutions, and try to help family, friends and those that try to help themselves.

Keep up the great ideas. --73.25.xx.xxx

Tsunami of evictions is not our worry.

Tsunami of our changing world and current state of affairs is our worry.

Worrying is not good though. Worrying causes stress, which causes health problems, which causes death.

Keep an eye on the situation and adjust accordingly. Try to do this without worry. Most on here are pretty smart and if they lost everything could start over and do better.

Being prepared mentally and physically are the most important. Things can be replaced. If you have to run, you are not going to be able to carry too much stuff, which would include guns and ammo. Maybe we would be better off getting trained in martial arts and carrying knives. Knives can also be used as a tool, concealed easier, lighter weight and don't require a permit.

That said, I would have a good handgun and a small amount of ammo. You won't need a permit if things get that bad. We are not even required to have one hear, now. Learn how to use it or it is worthless.

Have some canned food and dry clothes you can take with you if you need to leave. And a way to carry it of coarse.

What good is a life of worry and stress?

Worry less, prepare more.

I'm definitely expecting anarchy. Unless you are seeing at least some of your news on conservative news sites you likely haven't seen the mobs in Portland and some other cities that are torching cars, businesses, and govt and police buildings. The Portland mayor has told the police to stand down and let them do whatever they want. ZERO ARRESTS are being made.

In SF, they have allowed anyone who wants anything in a store to steal it without any consequences. The same is happening here. A group came into our local HD and grabbed a couple of carts throwing all the expensive copper wire from the shelves into them and hauling it all out to their vehicles while everyone in the store (including employees and management) just watched. Doesn't even do any good to call the police because they won't do anything.

So Roy, not sure of your definition of anarchy is but many of us are already seeing it. And if it is happening already, just what do you think will occur when things get really bad and the Brandon and some of the other leftists start telling everyone they are entitled to take whatever they need? --73.25.xx.xxx

Funny you should mention that, Roy. Yesterday I told my wife that we need to find a gun liability protection policy. One thing I do understand in this unprecedented time of lawlessness is that those who try to protect themselves, their family, and their possessions must do what they can to get excellent representation in court.

If anyone has a recommendation for such a company I would love to hear it. I previously recall hearing about such a company on some of the radio shows I've heard. They provide legal representation under such circumstances as having to use your weapon but can't remember any names off-hand. --73.25.xx.xxx

Coming Economic Collapse (by small potatoes [NY]) Posted on: Oct 22, 2021 11:09 PM
Message:

In a depression your tenants will stop paying rent and you will have no income stream, and banks will not let you withdraw funds. Under runaway inflation your cash will lose its purchasing power. The WSJ gave an example recently called the rule of 72. At the Aug rate of 3.6% your money will only have 50% of its purchasing power in 20 years (72/3.6). W higher inflation that timeline shrinks. I can see the benefit of paying off loans now perhaps, but holding loans during inflation is advantageous because your 'banks' cash is losing value, not yours. In a depression you would have to worry that the bank calls your loans and you can't pay them.

In a disaster or agitated environment you will only have access to cash on hand. This happened this week in SE Asia where severe weather event took out cell service and electricity so people couldn't access their banking apps. Same w/ gas stations; during the last blackout you couldn't get gas because they couldn't operate the pumps.

The 70's were worse than the '08 debacle. After '08 the economy bounced back because of the bailout (where the govt made money btw). In a really bad times there will be too many people that need help. I used to believe social security would never fail but have changed my mind after realizing that it relies on population growth that might not correct itself in time (covid babies?). Not to mention the younger generations predisposition to not contribute to the economy. This will leave millions of seniors w/out adequate funds for their care and extend the govts debt to take care of them (or let them twist).

What is permitted in SF is crazy, they don't prosecute shoplifting if the monetary value is below $950. Many retailers are closing their stores.

So to answer the original Q in a depression I'd want cash.

I don't think a stock market crash is likely because of the brakes regulators initiated to pull the cord if the market drops too much (since the '87 crash). I think inflation will creep up slowly and lead to several years of poor performance. Combine this with the reality that workers didn't benefit from the most recent decade of market prosperity (they were marginalized by just in time inventory mgnt and business didn't share the wealth), and you have a near perfect storm. People have not saved money, it will buy less, and when the consumer spending stops businesses will falter. Consumer spending is the only thing keeping the economy humming right now. Pretty soon there won't be anything to buy because of shortages. What remains will be really expensive.

My wife does not like guns. We had a long discussion and the bottom line is this-- god made men different then women (well it use to be that way) my JOB as a man in my house is to PROTECT that's right my job is to PROTECT my family-- in and outside the home. She has her jobs and I went down them -- then my jobs-- starting with feeding and PROTECTING MY FAMILY. That includes my kids who are 50 and 45 and their kids my grand kids-- I've taken them -- grand kids to shoot. My boys have their own protection for their family.

I carry 100% of the time ROY. The last thing I would want to do is pull my gun-- the last thing. I will not be sitting in a restaurant saying-- GOD I need a gun cause this maniac is shooting everyone where they sit. MOST here get this.

OR- if you need insurance call your local gun club or armory. They do classes and will have a brochure on insurance. NRA use to be it but there's other company's doing it that are better coverage.

In conclusion: gun instructors last words to class-- when questioned remember "I was in fear of my life or others. I want my attorney". THEN SHUT YOUR MOUTH. SHUT IT SHUT IT SHUT IT. --99.103.xxx.xxx

That is part of the most basic gun safety.

At least one of the 16 year olds has been charged with all kinds of things, including attempted murder and 52 of some other charge because there were 52 people in the general vicinity.

First they said recently here in California/Los Angeles,

You can not collect rents from those who are affected by the pandemic. If you give a tenant a 3 day notice to pay rent or quit, you will be fined $10,000, which would be turned over to your tenant. Next they refused to allow eviction for a 2 year plus period -- that's always being extended. Next you can not refuse a person with a criminal background.

Next drunk who passes a sober 30 day program can not be refused housing based on drinking. Next the City is toying with the idea if land lord has a vacant unit and isn't trying to rent it out, the city would place a Section 8 Tenant into that unit and set the terms and prices.

So from that a landlord is not the lord over his land, he is a servant, slave to big government.

It's either time to sell or time to gather up an army army and rebel/protect our lands. --47.155.xx.xxx
