We have said it before, if they can't, don't, won't, read the ad, should be auto rejected. 1st step in the screening process. Can you image back in the day when people applied for jobs, if they asked the employer, where the job was, what did it entail, etc.
I hate market place, necessary evil, I have tried everywhere possible to convey that "yes the apt is still available" but yet that is what they ask. So I don't bother answering, they screened themselves out.
I use rent linx.com, excellent service. They post to zumper, and hundreds of other places. Found out zillow was omitting my online application link. But my email auto replies with the link. Also you need to say yes to zillow applications, those people at least will fill out some usable info. I think zillow responses better if you play by their rules. --18.216.xx.xxx |

The rental market is hot right now so things can be gone in an instant (and the ad may still be up if the LL hasn't had time to take it down). They may have inquired about other places only to find that it was already taken. Now if they ask a bunch of questions about the place that are already answered in the ad, then I start to question things. Are they someone who takes the time to read anything? I agree - It's irritating when they just click the reply button without reading more than the title of the ad. If not an auto DQ, it's certainly a BIG negative.

Yes important point NE, hard to accuse a person of anything if you didnt talk to anyone. Rentlinx is $19 a month, zillow $10 a week, how is that expensive? Price of doing biz. Correction: Zillow is $9.99 a week or $19.99 for 90 days. It's a no-brainer: spend the extra $10 and get 13 weeks instead of 1.
I filled my last vacancy in 4 days. Did I waste $10? No, not really. It's sort of like insurance. If I happen to post in a dead zone, then I've still got GOBS of time to find someone and it doesn't cost me extra. $10 is NOTHING in this game. Neither is $19.99.
Whichever service you use, I've learned not to cheap out with the free ones. Too much hassle. FB is worthless in my area. Zillions of bored, out of work people living in hotels with nothing better to do all day than hit "Is this available?" buttons and never responding. When I get asked questions that are so spelled out in my ad I make note and disqualify the person. Ie; how many bedrooms in a 3 BR house, utilities paid when I say gardener provided, rent when I say $2500 a month plus 1 or 2 times security deposit etc.

Possibly the reason you get the same questions that are already mentioned in the ad about price, number of bedrooms, is that someone other than the applicant read the ad and phoned a friend or relative to tell them about the vacancy but only gave them the phone number or the link. I take the opposite approach. We are patient with people and it really pays off.
I don’t expect everyone to memorize my ad. I realize they are looking at many ads, not just mine.
To turn them down or ignore them without an application is a violation of Federal Fair Housing law.
