If you have a section in your lease that pertains to pest control and the tenants being responsible for the cost, what exactly constitutes as a pest?

Are critters such as groundhogs considered pest, or just critters?

Here is what my lease says:

Pest Control – The home got treated for pests before you moved in. Resident(s) acknowledges that the rental is free of pests the beginning of occupancy and agrees that Resident(s) is responsible for keeping the premises clean and free of pest and will pay for pest control service if desired or needed.

Would this cover groundhogs?

6x6 i would say groundhogs are on you to deal with.The tenant did nothing to attract them.If you do nothing they could affect the foundation.I grew up on a small farm and when i was little my dad paid an ice cream cone for everyone i trapped,i got as many as i could --72.231.xxx.xxx

Get a live trap from the animal shelter, humane society or buy one and catch and relocate them. They are part of nature. You just don't want them digging under your place.

I would take a #1 or #1 1/2 and just level out a spot at the top of the dirt from the hole and just set it there so they step in it on the way in or out of the hole,tie it to a concrete block so they cant drag it away. Brings back memories,i trapped mushrats in the fall and my grandfather would skin them for me and take them to the fur buyer,the guy had stacks of all the different animals --72.231.xxx.xxx

I use a mix of flour, baking soda and plaster, add a bit of chicken bullion after eating this they tend to stay in the cave and dream about voting in the next election but they often retire (from blocked exhaust) there from exhaution. The caves and canal are now there for rats and mice, you have to fill with cement or at least gravel. --76.188.xxx.xxx

My two cents- can the tenants handle it safely, or are they more likely to create a worse situation? I don’t think my tenants would have a good method for dealing with such a large critter or pest.

Over a year ago, my rear neighbor told me that a groundhog? went under my shed in the back yard and also jumped the fence into his yard and he wants me to do something about it!

A year later, the new next door neighbor knocked to tell me he saw an extermination company truck over my house

(saw dead mice on side house near deck)

he wanted me to call them and tell the company about the groundhog, i said i did call few days ago but ddnt know what it was and they asked for a picture of it(shrug)

The neighbor told me the groundhog is severely digging holes all around and under his foundation and that he believes this was an issue before he bought the house because the dirt was piled up in the front but he says they told him it was part of the water line leak they found at inspection,

yet he says now he realizes the waterline is at the other side of the house. So he wants to share the cost of the groundhog capture etc. He wanted me to call them while we were talking yet i went to grab my phone as i was going to let him CHAT WITH THE COMPANY

but i couldnt find my phone, so i spelled the name of the company and told him to call and that they were super helpful and have great customer service. He saved the name and said he had a meeting and would call them later.

It is interesting that both neighbors contacted me expecting me to do something about groundhog.

cant help but wonder if its because they each saw it in my back yard and think its my pet or because im a woman?!? --74.139.xxx.xx

You can take them some where else but I just let mine alone. I made sure the pillars holding up my porch looked deep enough and they have not injured the porch with their den digging. They don't smell and they drive the cats away and one is big enough to drive the fox away. Their babies are very cute. They don't go over fences they go under. In the fall they mow down the foot high meadow I allow to grow instead of paying for a bad grass cutting job and I can't do it myself anymore. Generally they have more than one den. One goes across the street to my neighbor and one comes from a neighbor to my home. They eat weeds but sometimes your plants. They also like cat food since most kibbles are based on corn. The babies will take a peanut from you if you start early. --108.24.xx.xx

Groundhogs do indeed like apples. I cut them into pieces and use a couple to lead the critter into the HavAHeart. Well, used to. PA has decided that it is illegal to transport trapped groundhogs to other spots. I guess some people dump them on farms, and the farmers got ticked.

I may or may not have taken a few to the edge of a local passive recreation park after dark...

Oh, and if you don't want to trap skunks, spring the trap before dusk and reset it after dawn. If you DO catch a skunk, take a very long pole and flip the HavAHeart upside down - the doors will fall open for it to escape. --98.114.xxx.xxx

I advise prospects in my original Ads and also in the rental agreement that there is 'wildlife' in the area such as possums, raccoons, feral cats, skunks, hawks etc. I Advise them that if this would bother them, or scare them, that they should not rent the place. I also advise them not to feed, try to tame, or harass the wildlife. So far I've not had a complaint, but lots of comments about raccoons climbing on the roof and how cute they are. I caught 7 groundhogs at our flip house with NO bait. I just blocked the entrance to their burrow so they would go into the trap on their way out. It wasn't enough. More moved in the following spring, but at the point the house was under contract and someone else's problem.

They are a problem, though. They burrowed under the foundation wall 4' down to get into the crawlspace. Enough of that and you'll start to have foundation issues. --104.230.xxx.xx

there are many ground hogs around me and they have no predator. they don't shove off unless I come at them, and they get so big they look like land seals basking on the sidewalk. this year for the first time one got in my veg beds, jumped right over the chicken wire, saw it on camera. I have to keep an eye out or they wind up in my foundation too. a trapper can legally relocate them in NY. I paid for that a couple times. Ken they go to the canal where there are no houses. Wilma is right, you will catch a skunk if you forget about the trap. --172.58.xxx.xxx
