Any way to prove tenant is engaging in prostitution?

I think my tenant has taken a side gig or maybe main gig as a hooker. Another tenant just told me random guys have been coming & going to the unit.

I looked at my camera today and I saw one rando going into the unit. Before he arrived I saw tenant talking on her phone and then she walked to the end of the driveway to lead him in. The way the “back house” is situated it is not easily found.

I have her a 3-day notice to move today. She called my lawyer at least 6 times cussing the office staff — the hearing should be interesting. --184.176.xx.xxx

the property is a MF & the tenant who gave me the info acts as my manager. The guy who visited today stayed about 30 minutes before leaving. His stay was too long, in my opinion, for a drug transaction. I could tell from his body language that he had not been to the property before. Are they doing their laundry there, on your dime?

Are they creating a noise nuisance?

Her body, her choice. Prostitution is the world's oldest profession and if she wants to practice it, oh well. It shouldn't be illegal for two consenting adults to decide to have sex. Legalize it and you will eliminate the more seedy side of things - paying pimps for protection, etc. The women will still have to deal with predators but again, their choice. Should make it easier to report such to police.

My lease says no business can be done at the house that has customers coming to the house. That's part of my insurance, so even if I didn't care (I do) I wouldn't allow it.

I suspect that a prostitute in multi-housing would disturb the other residents plus bringing in some of the crime and drugs that seem to go with prostitution.

The landlord always has some liability pf a guest gets injured. That liability is greatly increased if the injured person is a paying customer.

I wouldn't evict for prostitution, which might be hard to prove unless you find her website. Myself, I'd just give the 30 day notice to terminate (60 days in CA?) --76.178.xxx.xxx

I had dealing at a property. Getting the police to handle it was fruitless.tons of people coming and going. The tenants would claim they were only selling cigs (which they were) but the other tenant and neighbors knew the word on the st. Turned out they dealt blow. When I finally got them out all the windows were nailed shut and the rooms were padlocked.

Know a guy who rented a unit and the previous tenant turned tricks. He had all kinds of swarmy guys knocking on the door, or trying to enter. He left after one tried a home invasion. So if you have a hands or approach it might bite you down the road. --172.58.xxx.xx

My primary residence is on the corner. Across the street from my bedroom window are two of my rentals-- the main house and the separately-rented garage apartment.

I don't know if it was drugs or prostitution--- but it was the first time I played my 30-days-notice-of-nonrenewal card. On Thanksgiving. Which meant they had to be out by Christmas Eve.

When people are mtm, you don't need to give them a reason, because they'll find a reason to argue with you. You just repeat like a robot, "This is your 30-day notice of nonrenewal." No burden of proof with that, just business as usual.

You mention she's on a longer lease, so that card wouldn't work for you... so focus on the preexisting issues, and keep things direct and simple in a yes-or-no kind of way. --137.118.xx.xxx
