I will admit up front there are a few thermostats out there that only run on batteries and require them...those manufacturers should be drop kicked.

Usually it's because the installer did not connect the common wire on the thermostat so it could draw power from the air handler, and the batteries are only for backup.

When I initially purchase a unit or upgrade the HVAC, I have on the check list to insure the thermo uses house power, NOT battery power.

MYOB, my furnace company is booked months out for yearly service. Already into the winter operating months. They usually have them all done by now. This is the biggest and most expensive company around who handles all my account. Not much you can do about that. --24.152.xxx.xx

Yes, and I called the first of August to set up appointments and they were booked up through the first of the year. My appointments for furnace maintenance are in late January, which means they can't service the AC. I usually have all three done on one service call (heat, AC, water heater) --76.178.xxx.xxx

If you are the manager install only t-stat without battery or as Gevans indicates use the commercial units that are powered from the air-handler or furnace but in hindsight you do heating service starting in May and in 2 months it will be time for chiller service. In August or September it is better to go over for a self check to check furnace or boiler to sure the system is working then waiting for first cold day where heating contractors are over whelmed with calls for no heat where some require repairs and other heating systems require replacement. This year tested high efficiency gas furnace which was installed in December of last year where was going to install in January but noticed a minor gas leak inside furnace where decided on December 23rd. The gas leak was minor where gas pipe into gas valve was leaking which could have been a minor fix where since already had furnace in the basement it was better option to replace then would putting money into a furnace that was going for scrap. Today the house was damp along with the temperature was dropping below 20 degrees centigrade room temperature where put some wood in the wood stove where now the house is nice and warm. Although can heat the house with the wood stove still require a good functional furnace in case no wood is available or going to away from house a few days or week. During the months of August or September heating contractors do not have a lot of calls where it is slow time. --99.236.xxx.xxx

1st time in 20 yrs, I signed a service contract with local heating company. They came out, cleaned and run up all boilers, replaced every thermo couple and handle all calls for one yr. They already billed me for 2 boilers that needed service ahead of winter. So expensive, but we are done with the no heat calls and the usual, if you are not their pre existing customer, they are not coming out. --73.227.xxx.xxx

If I understand correctly, My HVAC techs say they really cannot do a ‘proper’ furnace tune-up during non-heating season, as they need to bring the furnace up to higher temps to check things. Well, unless we ( umm…tenants) don’t mind them heating the house to 80 degrees F on a 70 degree day.

You think my tenants aren’t going to mind if I am cranking’ the furnace on a nice 70 degree day? Hahahahaha!!!! Yeah, right!

On, one thing I have been doing, as a back up to the high-efficiency gas furnace, is when replacing a TTW A/C, ( through the wall air-conditioner,) I always get one with the heat option. It’s an electric heater, so very pricey to heat with those in our area, but, for just $10 over the price of the TTW A/C without heat, it is a good back-up plan. Had tenants use it one time, worked fine enough on my little house. Tenants had messed with thermostat for furnace too much, knocked wires loose. (Mom and son were always arguing over temps, Mom had an illness, couldn’t stay warm. I finally just had electrician add outlet for space heater in her bedroom and supplied an oil-filled space heater. Oh, and raised the rent . Done and done! )

I schedule my tune-ups usually for between November to January. Most are very new furnaces, all in excellent shape. I tell the company, if they are getting over-booked with repairs, I can be flexible on scheduling. They appreciate that, and one-time we rescheduled. --70.92.xxx.xxx

BET, I was thinking of dropping my ‘home maintenance plan’ just to save a few bucks, as my tenants are all feeling the pinch of inflation in our area. Now I am thinking, nope, that isn’t the place to cut costs. I really like ( love!) that I can get priority service when something goes wrong. A couple of years ago, I made calls to the company while waiting to board an international flight. By the time we landed overseas, problem was sorted out, tenant was very greatful, and our vacation was relaxing.

you cry babies--- I can't do this or that-- it's funny to read. It sounds like our tenants? with their BS.

Tune ups and HVAC companies!!!! for real? I've got 63 SFH's and each is on prevent maint plan. I'm thinking you don't understand what PREVENT means--.

For heat: you go over and look at the thermostat. If batt's put in new double A's. While there hit the smoke alarm make sure it works-- change batt in it also.

Open up filter area and change filter-- look for any obstructions-- dead cats or rats!!!! CLEAN out that box area.

Look at the burner rails-- are they clean-- do they need vacuuming? blow off the circuit board and push on all the connectors. clean the control box on the furnace. Everything look good? Now turn heat on: does the fan blower start? when looking down the burner rails are they clean and all looking good. Flame is good on the burner bar? Turn off with thermostat.

Now check your fire Extinguisher under the sink. Service and good. You don't need no stinking contract for that.

When I hear people say-- oh you can't check that now-- that means or translates to -- "if I look now how can I price gouge you when you really need me?"

As far as AC-- sure Prevent maint-- you can't service it cause it's not warm enough outside-- but you can turn it on. Make sure the air handler fan works-- the "A" coil drain line is clean of blockage-- compressor fan comes on and compressor kicks in. All these steps prevent the pro's from kicking your bank accounts butt. --99.103.xxx.xxx

6 is this not a simple check to do? I get about 5 done a day. The sheet we use is a maint ride by sheet-- with the order being -- to keep miles driven down.

On Wisconsin, one thing I have done to end the dead battery !hermostat calls was to have all thermostats wired to run off of the furnace power. I did have to get additional wires run on a couple of places, but that cost was worth it, for ME. I don’t do electrical or gas anything. I just don’t have enough knowledge to go about doing that safely, and I am SMART enough to just stay in my lane when it comes to stuff that can kill people. Persons with much more electrical training/ understanding than I certainly can do those maintenance checks. ( lots of electrical sparked house fires in my area. Nope, not for me.)

In order to get the ability to run the fan continuously at times I use a thermostat that does have batteries, just the batteries aren’t needed. (spring and fall are great times to do that in ‘ sconsin. Heat isn’t needed yet, but basement gets really cold. Run the fan only and temps and humidity get nicely sorted out.) Actually, I am thinking now the extra wires were probably because of wanting the Fan On setting. No matter, the batteries in the thermostat are redundant, heat and fan are supplied even with dead batteries.

I used to think programmable thermostats were a nice idea for rentals, but , nope. Most of my tenant households have such variety to their shifts that the programs were constantly being over-ridden anyway. So, I do a simple to understand thermostat with Heat, Off, Cool on one switch, and Fan Auto or On on the other switch. None of my little homes have central air. Central air units tend to wander off in my area….. --70.92.xxx.xxx
