I'm considering purchasing another place as an investment property. The current tenants have been there for 3 years. The lease agreement states that either party (tenant or landlord) can give a 30 day notice.
Do the terms of the lease agreement supersede local rental laws? I always thought that if a tenant had lived in a place longer than a year, the landlord had to give a 60 day notice but the tenant would only have to give a 30 day notice.

No, the law will supersede any agreement.
I would provide at least the minimum required notice or more.

The tenant must give you 30 days at anytime but because they’ve been there over a year you must give them 60 days. Hopefully you’re not under rent control or you might have to give them moving money. --99.23.xxx.x |
