If you have tenants who pay late every month, do you tolerate them and let them pay rent whenever they can? If you do tolerate them, how many days / weeks / months of unpaid rent will you allow before filing for eviction?
I have one slow payer who if she does not pay Oct. rent by 5:00 p.m. today, I will be filing eviction papers on Monday at 8:00a.m. My patience for slow payers ends on the 15th of any month. How long does your patience normally last? --68.63.xxx.xxx |

My P/Q get posted on the 7th, which is in my lease. P/Q's are a min. 7 days. By AL law, I have to be patient for at least 7 days before I can actually file with the courthouse.

I suggest changing your lease that rent for October (for example) must be tender 3 days before the first of each month, I have a landlord friend who did this 5 years ago and one day I asked him how that helps, he gets his cases heard 3 days before the rush of those who post on the 2nd of the month. Only twice have I ever tolerated late rent. Early on with an inherited tenant until they eventually got bed bugs and I got rid of them and the bugs. Another inherited tenant got leukemia and they were always caught up by the end of the month but the monthly local welfare process while he was sick took several weeks from paperwork to payment each month. Unfortunately he died and after the first month following his death, she was on time every month until she moved for a fresh start. I would not repeat my tolerance with the first group but I would have patience with the second scenario if it happened again. --107.77.xxx.xxx |

I have one who, after 3 years, has suddenly started paying late..and only after receiving a Pay or Quit notice. First time was in September; second time this month. No rent after the 3 day Pay or Quit notice expired so I filed against him on Wednesday. Guy is active duty military and thus gets BHA.
I have a second one; relatively new (way under a year) who has been pushing the limit from the third month on. Excuses include problems with her bank and (last month) the excuse that the rent check got sent back to her as "undeliverable" . Her three day Pay or Quit notice expired last night so I filed against her today.
All the others I have pay faithfully so (especially with the new one) I'm finding I have little tolerance for this stuff. I think it doesn't help that I joined some TENANT forums on facebook and the excuses and justification in some of those posts would turn your stomach.

I purchased 3 apartment properties because the owners had bad management and 30% of the tenants weren't paying rent and the rent paid late.
If I just did a blanket eviction or hissy-fit each time the rent was late, I'd die of a heart attack or go bankrupted.
Instead I learned the gift of gab and had meaningful conversations with my newly acquired tenants.
Only the very worst would get evicted, others would be allowed to spread out their rental payments. 50% of the rent due by the 10th of the month and the balance by the 20th.
This was back in 1997-1999 when the economy went down the drain. With in a few years I managed to get the bad apples out and teach the other how to save and pay their rents on time. --47.155.xx.xxx |

I have an 10yr tenant. Every month he pays rent late and pays a late fee.
New tenants I will post pay or vacate on the 6th day of the month.
Also, he didn’t start out paying late it was in about the 7th year into the now 10th year, that this slow paying started.
Went and check on the property about 2 weeks ago and house was clean and kept up, so keeping what I know for now.

Got a call from a tenant yesterday. He is paying on the 25th instead of the 20th as promised. However, since this is for NOVEMBER, we are good! He is trying to get ahead of himself instead of always behind after a job loss during Covid. He paid but paid late a few times. Now he is back working full-time (driving a long-distance truck) and making bank.
Knock wood no chronic late payers at all right now. He was the worst but had the best reasons, and when I let his lease lapse and go month to month, he knew I meant business about getting a better plan - without my even having to threaten him. --50.82.xxx.xxx |

I have several. They pay the late fee. The issue I have with them is they don't follow through on the day they promise to pay so I have no issue charging them the full fee. I bent a few times but my time is valuable and when I have to sent the Rent? text, it does not go over well. SO pushed them on me as I am less willing to bend. Cut people break after break-life happens. At least I can show I tried to work with them when I get pushed a little too far to a judge. --73.230.xxx.xx |

Unless the tenant has made arrangements in advance, which I will allow infrequently for a good reliable tenant if they have a good reason and can tell me when the rent will be paid.

Had a habitual late payer who always included the late fee.
I raised his new rent to be commensurate with the prior rent plus the late fee. He then paid the new rent plus that late fee. 6 months later I repeated the process. He got the message and was prompt thereafter. He was otherwise a great tenant - worthy of retention. --71.198.xxx.xxx |

When someone can't make the rent on time it's a sign of the beginning of the end. I never had chronic late payers. They either moved OR we worked out some arrangement where they could pay on a different date, like if their paydays were odd or something.
But iirc that never worked out for more than a month or two and then they would miss the alternate date and end up moving.
Maybe go to weekly pay?
Something I did was offer a $50 "discount" (off the enhanced rent rate which was $50 higher) if they paid by the 25th of the prior month. Rent was due on the first by the end of the bank day. Anyone who missed that woke up to a big neon pink late notice taped on their door with bright yellow masking tape.
I actually only had to do that about once a year when we had the big property as everyone in the complex would see it. Of course that's probably illegal now that we are all "woke." LOL

Good, I'm glad that you will send a Constable on the 18th. I had tenants like your late-paying ones. They only paid after I sent them a P/Q notice each month for the duration of their lease. Usually, deadbeat tenants do not change and will continue to pay after the rent deadline if at all.
I think Aldo's slogan was that the landlord was in charge and not the tenant. Please keep us posted if you have time, and best of luck.

As a rental housing provider where something breaks down will the tenant wait until the end of the month or next month to have repaired. Some tenants use rent as a revolving line of credit where car repairs or other things are paid letting you wait. When dealing with contractors in order to have a better relationship they are paid promptly where contractors remember that. Late fees along with interest should be charged. This tenant has been with me for 3 years. The first 2 years she paid by the due date, but in her 3rd year she began this paying late routine. In mid-September, I had a talk with her and said I wanted October rent paid on the due date or she should look for another place to live. She said okay.
On October 1st, I get a text saying she will pay October rent on the 18th. Then on Friday, the 18th got postponed to the 25th. I have a strict policy of evicting any tenant that does pay rent by the 15th of any month, which is when my patience officially ends. --68.63.xxx.xxx |
