I have a rental in a college area where a group of 4 will be signing a lease. My lease states the rent due for the group, however two students will be paying the entire rent at the beginning of the lease out of their 529. I'm looking for wording for an addendum for the two students

Hi Jane.. I'd suggest using the term equally and severaly

so they are all to include a co signer, responsable in every way.

All tenants and roommates and guarantors, are ‘equally and severally’ responsible for their performance under the entire agreement, addendums, laws and statutes.

The landlord has the option of seeking payment from all or any individual tenant/s and or the guarantor, and reporting breaches to the public records companies or credit bureaus.

I would not start an addendum, just follow the lease -all monies are due by 5pm on the first-, keep it simple as possible so nobody can sneak away from getting eviction into their name. --76.188.xxx.xxx

I would keep the prepaid rent in a separate account, and take it each month as it is due. Combined with the balance paid by the other two, it will equal the total amount.

A bit more book-keeping, but it should work alright. I'm sure you are getting premium rent from the group of 4 (as opposed to a family) to compensate you for the extra work. --68.229.xxx.xxx
