I constantly ask myself where is the next opportunity at?

With so much money printed up, it is tough to nail down what physical asset class will be going up. It seems like everything has increased in price. Some of the things that have increased most are the things measured in dollars. Things like crypto, oil, real estate and gold are all up.

So as I ponder this there is one thing that isn't measured in dollars, but still has plenty of room to increase. That area is interest rates. Now eventually rates have to go up. We have been holding them down artificially for a decade. Couple that with some money grabbing by the govt at SDIRAs - I see a real opportunity ahead for those who know the difference between wrap around financing and a place with a first and second on it.

The way I see it, if the SDIRA "tax" is created on those who own more than 10% TIC interest in a property - the govt is going to punish them. Today 49% interest is alright, but that might decrease down to 10%.

Well if owning that real estate is suddenly illegal, then there is opportunity. It would be wise to have IRAs be able to swap with one another. That or you would need someone with cash to buy down fractional ownership.

Alternative education and places to hold newly formed school groups. Anyone who still has a brain are pulling kids out of the failed public education system right now. They need a place to go and they need a new direction. We started ours last year and we already have a waiting list. Give them what they want and let them pay you for it, right? Where have I heard that before? So for me personally, my next big move/pirchase is a location to start a school or where other school groups can get together. Like a community hall or something. An old senior care center or hospital would be awesome for that. When I owned the old school building I had a charter school there

The supreme court will hear a case this term about funding such schools too.

Also, we are not looking for a charter school. Charter schools, at least around here, need the nod from the local school board. We are looking to operate outside of the school boards jurisdiction. --24.152.xxx.xx

Are you having to "get permission" from the government now in order to home school, or can you just pull your kids out and do it?

Definitely not federal. There are so many curriculums available now that it’s very easy to do. It’s necessary if you want to maintain any level of normalcy in your life. When they’re in school now, they are in person, then they’re virtual, then they’re in person, then they’re virtual. Then they have to quarantine and then they don’t and then they have to wear masks and then they don’t. There’s no consistency of routine for the children. Not only that, but all the other garbage woke nonsense that they are teaching them. Public schools are done. What I’d like to accomplish is giving families a setting to replace the socialization that they fear they will miss by leaving the school system. --24.152.xxx.xx

So far they can't touch religious schools. Get yourself a minister's license and make your home a religious center, church school. Pretty sure people were doing that in the 70s to avoid paying taxes on their homes. --108.24.xx.xx

Always in the past, the best hedges against inflation were hard assets: precious metals and real estate.

But I am feeling cautious about both. The government already has a history of seizing gold from American citizens and just these past two years, we have experienced them seizing real estate.

Private schools seem to do well as long as they turn out students who are well qualified. It's not hard to beat the public schools in providing education. The problem for the future that I can see is that those private schools must charge high fees and that depends upon the government allowing families to keep what they earn so they have enough to pay for schools for the kids. I'm not sure the government will allow interest rates to go up. The largest bill on the Governments books right now is Interest, higher than Defense, Medicare/gap/etc., and non discretionary. If interest spirals up at some point there is no recovery. I think the Fed will do all in it's power to keep rates low although a bit higher than now.

If you think the supply problems are here to stay then at some point US manufacturing will fill in some gaps probably starting with small specialty manufacturers first.

There are a million new refugees and illegals just this year that have been given a free pass into the states. There has to be some opportunities there, I just haven't figured them out yet and the trend is unlikely to be reduce for at least a couple more years. --209.16.xx.xxx
