Husband just called me to tell me that the potential resident for one of our rentals did not show up to pay the holding fee. No call no nothing.

I am tired of this sort of behavior from people. As if my time and expectations mean nothing.

I would prefer to drop this turd and rent to someone else. Not sure if husband is on board with this.

Because WE invested OUR time and energy we will send ONE text asking if they are still interested. If they ghost now we know. Or they’ll say they changed their mind, or they really don’t have the money or they broke up last night.

We HAVE had people with legit emergencies so the text clears that up. A bit of patience saves the effort we expended getting them to the table.

No LL should feel slighted when prospects do not give us courtesy calls. Such etiquette is gone.

Rule: never stop marketing until lease is signed and money paid. Never.

If possible have a backup person waiting.

Had a nice young man (clean, good manners) with a state job look at an inexpensive unit of ours this summer. He was a nephew of a former tenant of ours. He wanted the place but I could tell the way he hesitated to commit, something was wrong. He did tell me he had 2 kids by 2 different women (child support issues are always a concern). He hinted that he hoped he'd have someone "help" him. What does that even mean?

New GF? Mom & I think Dad are dead, so all I had to go on was his Aunt said he was a good kid and needed a chance! We all know what that means. LOSER

He gave me his WORD that he wanted it and would have the money on the 1st, and you know what I got? What the little boy shot at.

You all need to understand why tenants are tenants and homeowners are homeowners,..especially in the Class C & D tenant pools. I don't take it personally if an applicant does not call me or stands me up. I take it with a grain of salt because that is their nature. If they were punctual and more responsible, they would probably be homeowners instead of tenants for a life time. --68.63.xxx.xxx

The world is full of people who go window shopping and tire kicking and pretending that they can afford to buy when they can't.

Add in the fact that tenants lie, it isn't wise to hold anything for anyone without a deposit.

I will not chase an applicant. If they don't want the house enough to show up to sign the papers and pay the deposit, I don't want them. I don't want tenants that I have to chase to get them to pay the rent or to comply with the lease.

I avoid the problem in the first place by requiring the deposit to be made at my bank in certified funds. My bank has branches all over town....10 minute drive max no matter where a person lives.

Lease signing done online using PDFFiller.

Once lease is signed and they text me a copy of the deposit receipt, I get in the car...
