Applicant is a bit of a vague and wise guy --- ''plenti moni,.......no problem. Several ''busnesses'' but vague on if the businesses are his or with partners

submits my application with several key sections left blank including personal cash flow and cash reserves. tax returns look OK, for what they are. his credit report, as HE submitted to me looks OK but he's spread thin with CC debt and large mortgages on income properties as held / guaranteed personally. Doesn't want me to run his credit hard or soft as he is in the middle of a refinance.

credit report as submitted does'nt look like it's been tampered with,......but these days,.......who knows.

tax returns show NO interest or dividend income -- big flag in my

book.

and the final nail,.....lied on application about prior ''liens''.

public records check revealed substantial personal federal tax lien / satisfied 3 years ago.

IF HE RESUBMITS WITH THE MISSING INFO, SHOULD I CONSIDER HIM ? -- or lying about the prior lien as satisfied an auto disqualify ?? --172.250.xx.xxx

I wouldn't (give him any further consideration).

I find plenty of GOOD applicants, cooperative, forthcoming about their affairs, honest and with good credentials.

A lot however, depends on YOUR circumstances. If you pass him up, what else do you expect to find? My own standards, matched to what I am offering, would say to skip this guy immediately.

I know a local RE investor whose application would look a lot like this. He flies very close to the sun in doing cash-out refis. He's behind on all his property taxes (=low interest loan), controls a lot but owns nothing, etc. We're just waiting for his wings to fall off.

I won't let applicants supply there own credit report, how do I know they didn't use some editing software to spruce it up?

A big red flag is he doesn't want you to pull his credit...he doesn't for a reason...

No. THIS is why we must get their written, SIGNED application and NOT make any notes on it.

Based on what he submitted "The office did not approve the application."

Stop trying to fit a square peg into a round hole. The time you already spent on this guy could have been used to find a "normal" person who is ready to sign.

Leaving info blank is a liar's way of not providing info that might count against themselves.
