So we attended a local landlord meeting (we live in upstate NY) which included our state representatives. The news was NOT good for landlords. Since the Dems hold a legislative super majority, they will stop and nothing less than to cancel rent.

That was from the "horse's mouth" so to speak. One of the reps said they debated the continuation of the eviction moratorium for 9 hours, including stories of elderly ladies who can't pay the tax bill on the rental property they owned since the tenant stopped paying for going on 18 months now. An eviction attorney in attendance said that an elderly couple was owed $23K due to the eviction moratorium.

The rep also mentioned that ERAP was a sham (we all knew this) and that the former Gov Cuomo, wanted to scarf those monies into the general funds instead of distribute it to property owners. The eviction moratorium extension into 1/15/22 here will be further extended ad infinitum until rent is completely cancelled according to the reps.

There were some SJWs in attendance from various militantly pro-tenant orgs and they were bemoaning the "housing crisis" in that there were not enough rental units, then went on to say they are making inroads in zoning laws in order to be able to put up high rise "affordable housing" (TM) in SFH suburban zones.

Haha (trademark). So for the average investor, NY state is for flipping houses only? In the past, I would assume that an investor could navigate all the nonsense that might come out of legislation. I don’t think anybody can navigate the Covid rental nonsense. It’s all encompassing. It doesn’t matter their credit score or bill payment history or employment history. As long as they can find a way to qualify if they need to, the landlord loses. --174.198.x.xxx

Yeah hubs and I are rethinking our buy and hold philosophy.

Sadly we have tried to get a guv representative to meet with our landlord group in NE Ohio but no response yet, there have been several closed meetings which can be seen on you tube but no public input for over 18 months which may go against sunshine laws. The guv seems unsupportive of the small businessperson and those that complain about lack of housing don't want to pay - turmoil is evident without a care. --76.188.xxx.xxx
