City of San Diego: tenant did NOT pay September rent. On September 2nd, I gave her the 15-day notice, Covid declaration & the CA notice. She has NOT returned the Covid declaration. She has applied for rental assistance, and per AB 832 has to pay 25% of rent by 9/30. Lease expires, 12/31/21.
I tried to apply for rental assistance too, but the web application will not allow me to input the tenant’s name/email since it is already being used. Time is ticking and I don’t expect her to pay the 25%.
I sent all my paperwork to my lawyer & I get back a email saying to “hold tight” and file for "Covid Rental Debt" from 3/1/20-9/30/21 starting on November 1, 2021.
If she does NOT return the declaration & pay the percentage can an eviction go forward? Also, I was granted a TRO until March 14, 2021, so can I kick her to the curb for that? --184.176.xx.xxx
