His idea seems to be that NET WORTH is more important than INCOME. That you should be striving for a higher income at your W-2 job and saving for downpayments for more and more expensive personal homes - thereby increasing your net worth as your home is worth more.
To me that is crazy talk. Who cares how much my home is worth? Especially if it always has a mortgage on it.
And his comment that people "claim" to cash flow in Rental Properties while really not - is crazy talk. Of course people can cash flow, and do quite well, with rental properties!

I'll agree with him on this: 45% is a good average number between income and expenses over the long haul. Not every year, not every house, but overall, a good number to use. So you need to do your homework and not buy homes that are too expensive to be rentals.
And you need to decide how much money is worth your time.
I've seen folks who were cash-flowing $100 a month. Not worth our time.

has been a few years but his reviews of all the r.e. gurus et al is entertaining reading. my (net) rental incomes add to my net worth. appreciation is not captured until a unit is sold so irrelevant to me & not part of my net worth calculation beyond what I bought for & what I owe. my wife gets my w2 income & gives me an allowance each week. so am land rich but cash poor...... --72.176.xxx.xxx |

I thought what he wrote was a bunch of nonsense. I agree with others who say it's cash flow that matters. That's one of the reasons I'm not a buyer unless the cash flow is there. I see a lot of folks on other sites talking about $200/month/unit and banking on appreciation. That's a non starter for me.
