Rentals has had 2 plug up in about a month that had to have a plumber in to unplug/ this time plumber says its worn out & needs replaced/ do toilets ware out/ Ive had them for many many years & only replaced tank parts. Thoughts?? --173.233.xxx.xxx

Sometimes it is cheaper in the long run to just buy a new toilet. Rubber parts wear out. Maybe there is a cheap hose connecting the source to the toilet. Leaks can be expensive especially if the tenant doesn't notice or tell you about it

A repair kit is $25. I can get a Lowes project source toilet with new ring for $99. They seem to work just fine. --65.188.xxx.xxx

YES they can. Did you every wonder why the water around the rim of the toilet, when you flush, makes the water swirl? On many older toilets there are holes under the lip of the toilet built in. When the toilet gets older those holes have a tendency to get rust or corrosion that start plugging those holes. That's when a toilet starts having flush problems. All the other parts of a toilet can be replaced with new but the hidden construction of the ceramic portion can not.

We've changed out maybe 4 or 5 over the years due to flushing problems and slow flushing. --99.103.xxx.xxx

Lynn newer toilets may flush better but you have to define BETTER. Almost all toilets are water saver types-- better is when #1 is flushed with just 1.5 gal of water.

BUTTT (yes pun intended) #2 requires 2 flushes at 3.0 gal used-- where's the savings in that?

MYOB, the first generation of water saving toilets were problematic. I've had no problems with the current ones. The AS champion 4max or lowes aquaflush get the job done.

Depends on your water. The passages inside the bowl can have build up and the flush becomes weaker over time.

I suspect the plumber would have spotted this...however I'm also adding this experience.

The tablets we often put in the tank, will reduce in size overtime, eventually they get flushed. Those tablets, when in a very small size, will get stuck in the water passage. They will be loose and bouncing around. When the water rushes they are pushed into position like a cork. Once the water pressure is off they return out of sight.

You will sometimes see them poke into the bowl, but then disappear again. This is in the supply side. Once you break up that tablet - provided you see it - all is well again.

Toilets can scale up, and non organic things can get stuck in difficult to remove places.

I'm not intentionally working on the same toilet multiple times... I replace them when needed.

Yes, the newer toilets are all water savers, but they have improved the flush physics and design over the years.

If you REALLY need a solid flush, get the one with the pressure tank inside. It will flush almost anything and is still a water saver. --158.115.xxx.xxx

In my own house, the one toilet was the only thing backing up. We pulled the toilet and had the drain cleaned but they didn't find anything. The toilet drain line had a lot of buildup from 60+ years of urine. The drain cleaners suspected the issue was really the toilet which I replaced and haven't had any issues since. So I do believe that the toilets although very durable do wear out at some time. --99.165.xx.xxx

However even with this amazing you still must eat whatever goes into the toilet, Barby - G I Joe - aquarium rocks with dead fish - female napkins - baby wipes will still require tenant paying for plumber cleaning non-eaten products from drain, wallet training... --76.188.xxx.xxx

I have heard of the insides becoming covered with calcium deposits so they snag "things" and hold them in place. It's a glazed ceramic but sometimes it gets crusty. I do feel that they are flushing something that is not flushable or that something went down, like a plastic bottle and it's stuck there and solids won't go down. Find a plumber with a camera to check. It can't cost more than replacement. My upstairs toilet is from 1948. Plumbers stole from me in a couple of units by saying, hey this toiled is from 1950 before I realized they were stealing. --108.24.xx.xx

Sometimes the trap may have partial blockage where eventually the toilet will continue block up. It worth to invest in Rigid toilet auger where can clear out blockage. A pressure flush toilet is less to block up as the force of the flush will be a lot stronger. MYOB is correct about the small holes under the rim getting clogged. In Vegas, we have very hard water, and mineral deposits can block those holes over the years. Regular scrubbing can keep them clear, but such scrubbing can damage the finish.

I don't know how that nasty blue toilet cleaner does on keeping those holes clear.

Gevans and MYOB are spot on.

I suppose if you were incredibly hard up, you could take a coat hanger and spend four hours chipping away the building under the rim of the bowl.

If that is what is going on you can replace them and install them yourself. It isn't rocket science. If you do have an older unit, it will have the year it was made stamped on the inside of the tank. Mexico made many of them during the 90 to the 00's, then China took over. Before that they were mostly made in the good old USA --24.101.xxx.xxx

If you have called the plumber twice you have already spent enough in service calls to replace the commode.

MYOB is correct small holes under the rim will get clogged.

Consider this. Put in a new ADA Compliant commode - Western is a good one. Cheap way to buy some good will with your tenant. --72.173.xx.xxx

Replace it yourself and move on. Super simple handyman 101 project. This is small stuff. $99 at HD.

The gooseneck trap under the toilet bowl is not fully glazed on all toilets, allowing calcium/lime "hard water film" to build up to build up and thick, creating a rough surface and holding on the toilet paper etc, thus reducing the size of the opening and the flow required to move the stuff along.

When replacing use only FULLY GLAZED TRAP.

Also know a snake can go right past/around an object jammed in the throat which catches debris and slows the needed force of the flow. Barbie will not seal off the entire tube. The snake will go around her torso and you'll never know she was there.

Tip 1 - this si a great excuse to buy a tax deductible tool! a waterproof inspection camera that you read with your phone - $49 on Amazon

Tip 2 - before tossing the old troublesome toilet lay it on a tarp in the grass and wack it with a hammer. Chances are high a toy will fall out (and charge the res) AND you can see the lime build up.
