Thoughts on renting a house to a non-profit 501c women’s recovery entity? Able to pay 6 mo in advance. Potential impact to wear and tear on house; homeowners ins; etc?

I don't know the numbers for success in these places but the numbers aren't very high. That means drugs and druggies in and around you property. Here, they are for folks leaving jail - and VERY unrestricted, unregulated. The owners don't need any training that I am aware of. I would say there are legitimate recovery facilities. Those places aren't fly by the seat of your pants.

Zoning and neighbor issues

where does their funding come from?

Revolving door of folks in and out.

Possible health dept. regulations.

I'd say commercial ordinances rather than private residence.

It wouldn't be a home owner's policy, you would need some type business/commercial policy covering a business on premises. --98.237.xxx.xx

A group like that, anger management, bought one of mine and another next to mine. Police cars there, bad people hanging around, my long term tenants have to call the police often. They had an "offender from the list" there so everyone had to be careful. Don't do that. I doubt if they will clean up after their patients. They need to buy their own. --108.24.xx.xx

It's always nice to help out a wonderful needy organization helping the less fortunate. If you want to do that, then it's done by a "donation" and not renting to them. Why? I've had several small organizations rent out a large house for elder care, people who are disabled (mental or physical), temporary shelter, etc. They "always" have some drama going on. Loss of staff. Loss of insurance. Tenant/occupant going crazy. I've had those who fall asleep with a smoke burning in bed, setting the room on fire. Drunks slip and fall wanting to sue the organization and owner... --47.155.xx.xxx

I looked at their "simple" paperwork once and that was enough. 3 separate HUD forms, 9 pages total. Supercedes my Lease if forms in conflict. Prison and fines for "misinformation". Right to inspect my unit and books at any time. It was kinda like Section 8 on steroids.

I tried twice to rent to women coming out of one of these shelters. They had good jobs but both went bad and moved in bad boyfriends. One was always planning to move in with her boyfriend but wanted the program to pay her $600 deposit. She moved out after 30 days breaking her Lease and thought she was going to get the deposit which was her goal the whole time. --216.23.xxx.xx
