I am a new landlord of a 2-flat in Skokie, IL.

Where do I go get a lease form for my tenants? Is there a specific version that I need for this town?

Can I print them from home (I have carbon paper that I can print on)?

Otherwise, can someone familiar with this area direct me to a store or website that I can purchase lease forms? --70.158.xxx.xx

See if you can find a landlord association in your area which might have the info you need. If mot, maybe other experienced income property owners in area so you don't have to re-invent the wheel every time you need some advice.

Also a landlord lawyer in area might have referral.

Just be aware that many real estate lawyers don't have the specialized knowledge that a good lawyer might have that specializes in landlord tenant law in your area.

Charles,

Congratulations on your purchase.

Unfortunately, it seems you have jumped into the deep end of the pool not knowing how to swim. You should have studied what land lording requires first, and had yourself set up before acquiring tenants. Like, you can't just hang a sign that says you're a dentist without going to school. Well, you CAN, but you will be in for a lot of problems.

It's good you're here - we'll try to help save you as much as possible.

But, it's up to you to learn fast and apply good practices right away.

I hope you have good, cooperative tenants, who will not take advantage of you in the meantime. You know (?) you need to honor the rental agreement currently in place with the tenant. You did get a copy of it, didn't you? You must give proper notice according to that agreement, or wait until it ends, before changing things.

The short story - don't allow anyone to move in until you have a good understanding of the local and state rules, once you figure out where and when housing court takes place visit there a few months to -get a feel- for what other owners and managers are working with at the -end of the road- situation called eviction, this is where many misbehaving tenants end up and managers will prevail if they have a good understanding of the business rules, the business owner is always held to the highest standard in court. So don't show the -dentist sign- until you are familiar with nerve gas allowances for your patients. --76.188.xxx.xxx
