The turnover (of 2) that we could just let someone move into, was mailed her deposit return last week. I retained 25.00 of the 675.00 for (as I explained in my note to her) cleaning & HVAC filter. She had texted my DH that had been done and it obviously was not.

She actually messaged me this morning and thanked me for returning her deposit, never questioned (to me) the amount I kept and why? She also expressed gratitude for our allowing them to rent our singlewide!

It really was a much needed pick me up today as we face another messy one with a few repairs. Can't expect them to last forever and whoever invented Masonite siding, needs their tail kicked.

This is a 1980, three bedroom with one bath. I suggested T1-11 instead of hardy boards, because IDK if the frame is strong enough to hold cement boards?

You can buy the metal siding for trailers but that is expensive too. Any suggestions? Or is T-1-11 the best alternative to the Masonite junk on it now?

We painted it brown a few years ago, it used to be orange/brown on my picture pages, if it is on there. --71.219.xx.xxx

Myob, I had not heard that one in quite a while! Yes, the beatings will continue..... Just spoke to a veteran/seasoned landlord that has thrown in the towel (they think) sold all of their rentals to the occupants on a 6% land contract.

The good news, the money will keep coming in for a while, at a great rate. (we have only done one this way) The bad news is, they may get quite a few back in worse shape because tenant will not or cannot have anything fixed/updated. --71.219.xx.xxx

I've sold 9 and gotten all 9 back. You are never out of it if you have any involvement with them.

Pat in the day the sales were used to coincide with property that needed serious fix up. Worked like a champ. Last one got new roof and HVAC. They put down 6K and stayed 12 months.

Gee I hate when that happens. Paid the mort for 12 months and then signed the deed back with deed in lieu of. --99.103.xxx.xxx

Just FYI, I looked it up on a mobile home supply online store we frequent, and the metal siding for a mobile home is VERY expensive.

It comes in strips only 2' 10" x 8' for $84.99! Think how much it would cost to do a 65' or 70' trailer? --71.219.xx.xxx

No T1-11 siding. It will peel and look like the mansonite you hate.

How about plain old vinyl siding? Super easy to install and lasts forever.

Yay, those good move outs make it almost worth the bad ones. We too got a good first this year. So welcomed after the bad kind we went through.

Long story short, if moving resident wanted an early security deposit return, I offered to do that if she was able to pick it up. She agreed. When she came she brought us wine, cheesecake from a local bakery, and a giftcard to our local grocery store with a card thanking us for our help through the years, etc. We were floored...in a good way.

BRAD: We take photos too. I've often thought of sending the photos. Instead, at the bottom of my itemization, part of the ending statement I make reads: Security Return based on : 1) All conditions of the lease, 2) witnessed by (list the cleaning company), incoming resident (if that happens), list the contractor(s) if estimates gotten or work performed. Documentation, receipts and photos on file.

I've never had anyone request or challenge the deductions. --23.227.xxx.xx

I have used T1-11 with very good success. One small 16x20 building I did 25 years ago has been painted twice - no peeling - no problems.

Over the years I have done a lot of painting that has turned out very well. Most paint issues is poor prep and cheap paint.

The gable ends on a 3x2 SFH I have is T1-11 that was painted in 2008 - correct prep - SW paint - good application - T1-11 and paint still looks very good. --72.173.xx.xxx

MH skin: we use 3/8 plywood, Tyvek, then vinyl siding. This typically GREATLY increased the insulation factor and GREATLY reduces the air infiltration, both GREATLY reducing the energy costs to the tenant.
