Lets assume you are doing a face to face 'interview' of an applicant for a small house located in a Class D hood. The first 2 of my absolute minimum requirements are a steady source of income that is 3X the rent amount and that they demonstrate a 'sense of responsibility'.
My 1st requirement of 3X income is fairly easy to determine with pay stubs or some other form of monthly income documentation. I includes food stamps and child support as income sources as long as it is consistent and can be documented.
Now, the subject of 'sense of responsibility' is something that is more subjective that my min. income requirement. If they have paid their current LL's rent on a timely basis,...that shows a 'sense of responsibility' . And if they have paid their ulitilty bills on a timely basis, that is another 'clue' of responsibility.
If you were giving this interview, what other clues or examples of responsibility would your mental radar be tuned in to?

That's subjective. Paying bills, good personal references, good PROFESSIONAL references...
Do they go to work regularly? 3x the rent is one thing, but so is showing up when promised. Around here, some folks have a history of calling in when the weather is good (surfing) when the weather is bad (fishing) etc. They have a job because employers are desperate, but are they a GOOD employee? --50.82.xxx.xxx |

I rent to people who smoke, drink, have pets and don't go to church on Sunday. and these 4 items tend to be the min. requirements of many M&P LL's here,...LOL.
One reason I like to do face to face interviews is so that I can read an applicant's 'body language'. If someone is smoking a cigarette during the interview, that is not a big deal. What is a big deal is when they take their lit cig and "flick-it' out into the front yard. That is a tenant who is careless and will burn holes in my Allure, carpet or whatever. Flicking lit cigs is an immediate DQ.

Can and do they speak in quasi literate sentences.
Do they at least attempt to control their children or do they allow them to run wild without saying anything to them.
Are their children polite and well mannered- that is a huge one for me. I have a lot of grandchildren and I can generally assess their demeanor as a whole - I certainly understand a two year old who is tired throwing a hissy fit or an eight year old who has been drug around looking at apartments all day long.
The entitlement attitude shines through on many.
The general conversation between themselves and with you that will NEVER be overcome with a two minute home visit or paperwork.
Are they dressed appropriately for the occasion. Coming from work because you already know where they work so you should know what they have on. Dressed to the 9's at 2:00 on a Tuesday afternoon when they don't work ties a lot into the entitlement attitude above.
Many will say this subjective analysis is illegal. I disagree because someone's life on a piece of paper doesn't tell the entire story. --98.237.xxx.xx |

I try to avoid the ones on public assistance. On some rare occasions, I will take Sec. 8 but they have to pass my unconventional screening methods and HUD has to be willing to pay my above market rents, which in many cases they will not do. --68.63.xxx.xxx |

I have to chime in and say in a class D area, car and shoes are NOT predictors of good tenant qualities. Generally speaking class D occupants take great care of their ride and always have brand new shiny kicks--they are a status symbol. The residence does not bode as well.
Is their cell phone bill up to date? If they do it by buying minutes, do they often let the minutes run out?

In addition to the above indicators, I would want them to be able to knowledgeably talk about their monthly expenses, to know what they are, and name them w/out having to think when asked. And be able to add them up, lol. So if I ask what does the car insurance cost they know, etc. I'm always surprised when people don't even know what their weekly take home pay is or can't add it together to tell me how much they earn in a month. I make all of my applicants jump through a series of 'hoops' and one of my first hoops is them showing up on time. Another hoop is giving accurate answers (no B.S.) to all of my questions. I am like you Roy determining the character of the prospect is so important and face to face at the rental unit is the only way for me to do that.
For me - Arriving on time - condition of the vehicle - behavior of the children - neatness in dressing - I like for the prospect to say something positive about the house - I ask questions about how clean do they keep their current house. A prospect who wants to change things is an immediate rejection. I go over the 12 Pre screen questions to see how the prospect responds. Always maintaining eye contact. Folks who want to skip the screening criteria and attempt to entice me by telling me they've got the money for the deposit and 1st months rent "right here in my pocket". It's guys that bring this up.
I so want to respond with "I don't care what you have in your pants buddy; everyone goes through the screening process".
And being on time. I give them 15 minutes from the appointment time just in case they get lost finding the place. I've found those who can't make the appointment on time are often those who don't pay on time.

Since AL has 60% of the population unvaccinated, I am doing open houses now. I am having one this Friday at 9:00a.m. I stay outside and let everyone who shows up to 'tour the house' on your own. Masks will be available at the door but of course, no one will use them. Anyone who wants an application will get one and my screening (hoops) will begin right at that moment.

Bi-polar is a no no. I think I just got rid of resident in the rooming house who I suspected was bi-polar. These folks are hard to be around or to manage.

2-minute in home inspection.
You will see, hear, and SMELL responsibility, or lack thereof.
I used to make things complicated and try to "go with my gut" and listen to "stories." Then I ended up with too many units, not enough rent paid on time, and damaged. EEEEE-NUFFF! I adopted Brad's 2-minute in home inspection. Profits rose. Rent was paid. Damages significantly lessened.
It really does work! And you can observe all the other things you talked about that you already do during your appointment.
Life "on paper" gets an applicant past my automatic DQs. The 2-minute in home inspection signs, seals, and delivers a worthy renter.
