So I ran into a buddy at Lowes (he works there) who happens to live across the street from my rental. He said you ought to drive by on the weekend looks like a used car lot.

The original lease was man, woman, and a daughter.

Currently there is the man, woman, daughter (early 20s) and son (late 20s).

So I drive by and there are 8 vehicles at the house. Which according to the neighbor some of the additional cars are the daughter's boyfriend and the son's girlfriend. There's a camper and medium sized work van in the mix.

Now normally I don't really get into my tenants business. It is a 3 bed house on an acre of land and in theory there are 6 people there (not sure who's staying or how long). Yes the lease has clauses about how many days visitors can stay etc etc etc. But I don't have the time or inclination to stake out the house and document the comings and goings of people. rent is paid on time.

I guess my main concerns would be added wear and tear on the house and septic system.

Thoughts from the landlord peanut gallery?

Up the rent?

Let it be?

Lease violation letter?

Sounds normal to me but apparently bothers buddy across the street. If they are parked all over the grass in a sloppy way that would bother someone. If not, sounds like your buddy doesn't like people after working at Lowe's. About right for having a 20 year old woman and a son living there with ma and pa. --108.24.xx.xx

If they are paying the rent on time and you are not paying for any of the utilities, shouldn't really matter how many people are camping out there. Wear and tear can be deducted from the security when and if they move out. Extra bodies will impact things, but I've found everything is fixable and I would just deduct for anything they break. I'd also consider upping the rent at some point to plan ahead for what might need doing. Just the usual annual rental increase of whatever without explanation. Notifying them of too many people in the house will probably just give them a reason to complain about their 'nasty landlord'. I figure getting the monthly rent on time, every time is my main goal. --174.65.xxx.xx

I just have similar situation. Sent notice to cure. My resident thanked me. As she was powerless to her the once welcomed guest to leave. The just wouldn't listen to her. She said the notice have her power to hold over them. When I visited

Bonanza,

that is why I find prospects who say adult child/ children will be n the lease a red flag. Things don't go well. Either they are all on benefits or the kid is hard to control and doesn't work, or the kids have kids, etc. So far if you friend isn't complaining about loud parties, then you can rest at ease. Perhaps he was just giving you a heads up incase you wanted to nip it in the bud. I'd bet things go downhill, but maybe they are sheltering together for covid. How long have they been there? They have been there a year. I don’t know enough about the septic system to be worried about but 3 people would put less stress on it than 6

It’s SFH so all utilities are on them. No grass parking. All 8 cars were in the gravel parking area and on the drive.

Neighbor didn’t mention them being loud. Just watching out for me and/or the neighborhood --174.210.xx.xxx

In our neighborhood ( home prices start around $350 K) some houses have 8-9 cars out front. And we all have 2 car garages. wonder if they are renting rooms or all of the kids have come home to live. --24.233.xxx.xx

I am a pistachio with a comment. Do you all just go looking for problems?

6 adults-- 1 car each and one work van and one camper on one acre lot with gravel drive. Equals 8 to me and there not parking in yard?

Bonanza do you have a lot of Gourdes in NC! or just tooo much spare time?
