A city near me is sponsoring a series of FREE online webinars on topics relevant to landlords.
The first one, on 9/28, will be a legal aid attorney :

Ken, you'd be surprised at the usefulness of such info! Our very 1st eviction sent me a legal aid booklet to emphasize her "rights".
I read it from cover to cover, forewarned is forearmed. We gleaned some info, I believe at the time it said if you claimed damage that they could not request a continuance, so we named the torn screen door on our unlawful detainer when we applied. That was in 2004 so it might be different now.

We had the local legal aid society speak to our landlord group a couple weeks ago. It almost made me sick to hear their view.
But, as the old saying goes, “keep your friends close and keep your enemies closer”!
I want to know what legal aid is thinking and how I can avoid them in my landlord business.

Like it or not THEY hold the power. Smart LLs know what those in power want.
Fellow landlords complain to me all the time how the system is rigged. The problem is usually that the landlord did not know and folllow the laws and/or the court process.
Law is not logical and does not consider common sense.
Knowledge is power and profit... so get as much knowledge as possible.
