My 30 day notice to the tenant is ready to file in Worcester Housing Dept. court. How long will I have to wait for a trial date Any recent experiences ?

Northeast Housing court (Lawrence area) is a 3 month process. A month to get in front of a housing "specialist" (arbitrator) a month of trying the "agreement". A month to carry out the judges order (eviction).
You can skip a month by telling the "specialist" you want to is the judge "now". No arbitration. --71.241.xxx.xxx |

I have a 30 days notices coming up to an end as well...

I work to get them to move before filing.
remind them that once I file every LL can see it on the public record and not rent to them. It does not always work but never hurts to try.

MA housing courts are all the same .... you'll meet with a housing "specialist" who will try to broker a "deal". Most LL cave to this and recieve a month or two's rent then end up in front of a judge where you get the judgement for eviction. The judge will NOT renegotiate a deal since one already failed.
Expect the judge to negotiate a deal with you if you skip past the specialist. Unless you can prove a threat or crminal activity. Simply put ... everyone gets a second chance. --72.92.xxx.xxx |
